Unfortunately I can’t give zero ratings, extremely rude behaviour by the local admin personnel of the Saskatoon office, I made my payment on November but wasn’t accepted by their bank, sorted that out providing proofs and what not. Today the admin staff called me informing me, I shouldn’t make etransfer payment anymore, and I should come to the office or get a preauthorisation form. I told her no, and that etransfer is convenient for me. Now this lady got the audacity to tell me I am rude, when I was only nice and even while talking the lady kept on cutting me off. She needs to realise that we are the customers and she can’t be rude or even cut me off. First time in months it had happened to me. What a shameful lady. The place is the Chaparel

Horrible staff at avenue living, extremely rude, unprofessional and deceitful. They tried to get me to give them more money after I had already overpaid them one month of 170$ i never got that money back! Come to me moving out and the landlord is trying to charge me another 475$ for a "cleaning fee" after their own staff told me not to clean the unit since they would clean it anyways. I also waited 9 business days for my deposit, legally they only have 7 business days. I will be reporting my landlord/ avenue livings to the ORT! I highly recommend renting from literally anywhere else. They do not respect or care about their tenants or properties.

Living avenue is the worse company to rent from special in saskatoon there staff and management have no experience dealing with people they show you apartments and they rent you you something different from what the show also this company they rip people off with the damage deposit

We got approved to view a unit, they didn't show up. Then got approved for another viewing of a different place, they called and said we don't qualify. They said we needed to be earning $2000 which is fine. Then the day of the second viewing they called and said we have to be earning over $3000. We are disabled and live off of the SAID program basically. We are trying to find a place with two other people and those 2 people can and will be getting jobs. We need to be out of our current unit before October 1st, this unit is with a different terrible company. Avenue living doesn't care about the tenants or applicants

Just cockroaches everywhere. Building manager and the management is very rude to the tenants. 13 months contract and 1 month free is a total scam. They make you pay for the entire month plus deposit and handover the keys later after 2 weeks with excuses. The moment you sign the lease and pay, Building manager will vanish right away. Whatever happens after that till the next year renewal he won't contact you. If you live in the first floor get ready for your upstairs neighbor knocking the balcony wall and smoking everyday Starring at your semi basement windows. Management won't give a damn about your complaints on these nuisance. They charge you $15 for the parking stalls which is damaged and not numbered so anyone can park, there is no fixed stall for yourself. Even non residents park there and there is no one to oversee it. Even if you tolerate all this for a cheaper rent, here come the cockroaches. No end for the cockroaches, it is everywhere on everything. I will never go back to avenue living or refer to anyone.

I am the tenant of Avenue living but based on my experience It is the worst service provided by Avenue living.

Giving this 5 for our Leasing Agent Michael Aboyade. He was so quick in dealing with our problems regarding the appartment! We just moved in two weeks ago and so far everything is going well! Looking forward to have the same experience in the future as well. Thank you Avenue Living and Michael

Michael Aboyade from Avenue Living secured an apartment for me in Canada even before my arrival. I provided him with my apartment preferences and budget, and he successfully fulfilled them. Upon my first visit, I was impressed by the apartment's excellent condition, with fresh paint and fully functional appliances. The hallway was also well-maintained and clean. I am grateful to Michael for creating a memorable experience with Avenue Living.

Would give Avenue Living zero stars if I could. They are absolute slumlords who provide mediocre living conditions for tenants. There are cracks in the wall of my tiny apartment that has no living room window. Bugs would come in and out through the cracks in the wall. I have had cockroaches, sow bugs, and ants several times. The whole building needs to be fumigated. The building is in poor shape and other tenants dump their garbage in the hall. There is also one individual that lived in the building that would scream and shout obscenities in the hall throughout the middle of the night. I have pictures to explain the horrors i went through. Not to mention i was very sick every month when i was living with Avenue Living. Would not recommend to anyone.

Don't rent from these people. Very unprofessional and ignorant. Worst experience ever walking in there. The lady at the front desk needs an attitude adjustment.

While I was house hunting in saskatoon, I came across avenue living and Ernest Onyejekwe their Leasing Specialist was the man in charge to help me out. To begin with, he's very punctual and responsive on the phone. He was very considerate and understanding as I had to travel from another town for viewing. Also, for application and it's review he was helpful. I strongly recommend Ernest to all future clients of avenue living. It's staff members like him who make an organization good.

"a great place to call "home". The entire staff always ready to help resolve your needs, and are quick to attend to any problems that arise. The grounds and facilities are kept clean every day by friendly courteous workers.
Special gratitude to Michael for his understanding. He doesn't just do his job, he understands people and their situation and will politely and clearly advise you on the best option.
Michael is a true professional in his field.

Girlfriend lives in one of their confederation buildings and the building has a bug infestation. She reported it and they denied it, she then sent in pictures proving it and now it's been radio silence ever since. They seem to not care for their properties or their tenants. Truely immoral to let people live in bug infestation and then have the balls to deny it. Rental board will be involved eventually if they keep ignoring people's complaints about bugs and maintenance. You'll see them telling everyone with a bad review that they're sorry and to contact them but it's an automated message cause they clearly don't care unless it's a good review.

Edit: never updated what happened. Legal action on our side had to be threatened and the lease was terminated with no penalty they also refused to have anything documented over email. They still have a huge bug infestation in that building on Confederation but won't do anything about it. And before final move out the property manager stole food and drinks out of her fridge. What a terrible slum lord style company. Please avoid their buildings at all cost. This company is going to get someone killed one day due to their negligence. They've been in the news 3 times.

Pros- pretty quiet, able to get maintenance relatively quickly
Cons-
they make you pay $50 for changing your phone number (buzzer system is linked to phone number)
When my wife and I first moved in it was quite nice but now we are finding more and more to not like. I’m sorry but I’m not paying 50 to update the buzzer system because my phone number changed. That’s absurd. I’m hoping to find more things to like than dislike before the time comes to decide whether to keep leasing or not

We got the apartment in April and the place has roaches the whole building smells so bad and they don’t wanna do anything about that
Absolutely horrible staff at (119 105 st e) no customer service they’re very rude and will always charge u some extra stuff that u don’t even know about everytime I go there pay rent and we “owe” something when u ask they don’t explain and start being rude then come next month same thing they keep charging for things for no reason the people at front desk need to learn how to respect and listen to their customers!

The apartment was in a good location with several bus stops, grocery stores and restaurants nearby. Special thanks to Alan Akobundu as he made my stay during the period conducive. He went above and beyond to ensure my stay was without any hassle, always proactive and quick to resolve any issue I encountered during my stay. Thanks a lot Alan!

New building owners are awful! Nobody wants to do any work, yet they raise all the prices. $1100 for rent in a place with cockroaches, and wasp nests that they don’t want to spend money to get rid of! Adds random “fees” for reasons that don’t exist. With hold money that they owe you that I’m still trying to get months later! Can’t ever get ahold of anyone, for anything! Very frustrating company to deal with! No one ever knows anything, about anything! Places are very poorly built and managed! Please don’t waste your time!
I used to live there and just moved out over a month ago! For many many reasons! And the customer service is the only person I can talk to in the entire Avenue Living community… And all they say is someone will call me back…! Extremely irritating!
