I would NOT recommend Kodiak property. My partner and I rented a house on Aberdeen St from Nov 2022 to Dec 2023. The house flooded in May after the first storm. It took months just for them to come look, tear out some carpet and take down the wall because of mold. They weren’t even going to put anything back. The basement then continued to flood, more mold came which is a safety hazard. They refused to do anything! Sewage, mold, flooding, lack of communication and LAZY. I would suggest looking else where. They only then got someone to go there to fix the mess the day BEFORE we left the property. Rent was $1500. Then raised $1750. Now I see it’s $1800 and definitely not worth it. Save yourself some money. There’s also only one bathroom in the house not 2. For the mold all they did was put a humidifier in the basement along with a fan then took it back 2 weeks later. Horrible people and company.

I wouldn't even recommend my worst enemy to Kodiak the maintenance is useless had weeds growing out front my house the whole summer ask them to mow them 3 times and they just ignored my letter but they can come everyday to stalk you to see if you have a AC in the window and leave notices but won't fix a thing

Kodiak Property Management is the best company to deal with.

Over the past 8 years, I've been renting a condo house managed by Kodiak. The service I got from them including maintenance, heads-up communication and prompt responses make me comfortable to recommend them to anyone looking for a peace of mind when renting a property.

I dealt with many Kodiak representatives and would like to thank them all particularly Logan.

The staff have always been very professional and concerns are always dealt with in a timely matter.
The monthly financial statements are very detailed and appreciated by the Condo Board of Directors.
Our property manager Joel Czarny does an outstanding job taking care of our property and addressing our day to day issues.

It's December 2022, in June of this year I had provided feedback to Kodiak that my utilities didn't appear to be reconciled correctly, from June forward I also raised concern after being double billed for vendor services, for tenants not being charged-back correctly, for my fees being misstated and not applied to the correct properties, for being billed for services my contract clearly states is their responsibility (to perform, not to procure). Etc. - none of which are rectified.

Closer to the end of October (still patiently waiting for the corrections to be made after 5 months) I asserted I wasn't happy, one - from a customer service perspective, and two - now un-trusting of the bookkeeping (after a laundry list of examples/errors). Fast forward another month with no resolve. I booked a conference call with my Property Manager (Joe) and someone from their accounting department (Jim), who not only acknowledged my concerns as being valid and correct, but added to the list - noting transactions were coded to the wrong GLs, and committed to a timeline to fix all of the errors. They also acknowledged my request to remove the bookkeeper on my account in light of all of the mistakes.

Between this conversation and that timeline, my next disbursement statement was again - incorrect. The timeline came and went and the only correspondence I received was a notice to terminate my contract from someone I'd never interacted with before. Logan stated the reason as a 'need for trust' to maintain a successful business relationship, however conveyed no accountability or acknowledgement of the slew of errors observed by his colleagues weeks before, nor any accountability to customer service shortfalls.

If you are considering Kodiak to manage your investments, please know I have spent an unfavourable amount out-of-pocket because of [aforementioned] and even after ~7 months of identifying, asking and waiting for account corrections - Kodiak has still yet to resolve or meet the timeline they set for themselves.

Based on my experience, I question their integrity, accountability, trustworthiness, professionalism - and would not recommend engaging in a property management contract with them.

Worst management I have deal with. U have call them and remind 2 to 3 times to fix a single problem. Until and unless u wont be angry on them they wont take u seriously. Once the maintenance guy arrives he will tell u that he has order the stuff and will take 2 or 3 business days to arrive and even after a week they wont do anything. Despite of paying rent, they will treat u and serve u like u living in there apt rent free. Plz avoid them, it seems like the good review are paid.

Kodiak never had our rental unit in clean working condition upon move in. Mutiple appliances were dirty/stained or damaged. Ensured us carpets would be shampooed and unit would have a top down clean, that never happened. Poor communication with its tennants and shows no sence or urgency or emphathy towards its tennants after mutiple phone calls and letters sent to them. Would not recommend to rent with them.

This is the worst rental management company i have dealt with. They do jot maintain their properties and in 9 months i have had 5 different property managers and nothing was done and in August they sent an email notifying me that the property i am currently renting was handed over to a different property management company

I have been living in a building managed by kodiak for approximately six months and have had nothing but issues with them during that time. Noise complaints often are not dealt with and require two or more calls for them to actually go through. There have been issues with the buildings main door leading to a high pitched ringing noise to echo throughout the building which can be heard in every unit on the first floor. This happens at least once a week and it takes almost a full day until the issue is resolved only for it to occur again within a week. Each time we ask them to provide a permanent resolution to the problem and they refuse to do so. Empty threats are thrown at tenants regarding illegal parking and parking too long in visitor parking but nothing is actually done about it, only a passive aggressive email is sent out with no actual resolution. When I inquire regarding who to contact about the illegal parking they simply say that they will handle it but never actually do. Calls are simply sent to voicemail even with people in the office. Snow removal is done at irregular intervals, it takes days for them to come out and remove the snow. It can take days for the accessible parking to be cleaned and the parking lot is consistently an issue. The door to the underground parking lot has broken two times since moving into the building and it takes multiple days to have someone to come to fix leaving the tenants without access to their vehicles and the parking spot they pay for.

Over the holidays, kodiak property management has been putting off these issues to avoid paying a higher fee until everyone is off holidays. The tenants are completely ignored over the holidays because of the high cost, something that should never occur.

I would avoid any building managed by kodiak regardless of how nice it may be, the hassle of dealing with them is not worth the price paid for a unit.

Recently our building was assigned to another property manager by the name of Aimme Fleming. So far my experiences with her are not good. As an owner I had concerns of lighting (light bulbs burnt out everywhere in the building) and no hot water. The only response I get back from her thru our emails about these issues were all excuses that the caretaker has mo time for lights. As for the hot water I called the 24 hour emergency and Kodiak sent a plumber, who had alcohol on his breath by the way but was sober enough to agree that I was not getting enough hot water. When I met with the plumber in the Bioler room to look at the water heater we both noted deficiencies. The next day Aimee sent me an email saying there is nothing wrong. The property manager before her was a lot better in her role as our property manager. I have already concluded that with Aimee on board she will add a lot of negative points to the reputation of this company. I was trying to seek her professionalism in being proactive and not give excuses. The caretaker is also lazy and only takes out the garbage. After this I would not recommend Kodiak Propertu to manage any building. I have proof from another building that Kodiak Property management was not a good choice. This building ended the contract with them and I think we should do the same

Was towed from a visitor parking. They told it is because i am a resident of their property. Do not even live close to any of their buildings. Absolutely terrible management. A parking lot herous

I just resigned my lease with kodiak property management. I really like that they help me with the bigger maintenance jobs that i can't do myself. Every single time i had a problem, the team was out to help straight away! I really appreciate that! Thanks team kodiak!

I did not live here, but my gf did. On the Castle Road townhouses.
I could not believe how run down the places were. Her carpet was horribly stained and disgusting. She was promised that the carpet would be cleaned prior to her moving in. It was not cleaned at all, the floors werent even vacuumed properly on move in day. There are videos for proof
Children are running around outside on people's front lawn constantly. The outside is always riddled with garbage. It is very evident that the yards/condo grounds are not maintained very well at all. In winter, someone will clear the paths with a bobcat, very poorly. The operator actually does a lot more property damage than good, as half of the walkways leading up to houses have giant tire marks on either side. And to top it off, they have patio bricks, and other discarded yard material in a pile at the end of the townhouses, right on the fence line. I have witnessed young kids play on this and almost get injured on multiple occasions. It's a major public safety hazard to have any of that stuff laying around.
And let me say, I am not leaving a bad review on the company as a whole. But the bad review is on these townhouses. This company can do better than this.

Wack service.rundown appliances.where's the service maintenance guy when u need one.they never notify family members about deceased tendency.and just throw out the property of deceased.infestation of mice, bedbugs, etc.hounding if u don't pay the rent or damage on time. Ignorant staff when communicating it's not my fault u having a bad day or time at work don't take it out on me.this is a corrupted organization that takes welfare and drug money for profit and burn down the property for insurance calms the associates are a non-disclosure

Absolutely poor customer service.
I had just called them with an emergency request to fix drainage at their rental property. Their pump is broken and has been releasing enormous amount of water into our backyard. I had nicely informed them of the issue and made it clear that this issue needs to be handled immediately.
Not only was the lady not helpful at all, she also spoke with an attitude.
Despite the fact that I had repeatedly told her that this is an urgent issue that requires immediate attention, the best she could do was take my phone number so some guy with a "no called ID" will call me later.
To which I had responded: "well that's quite strange, I thought you would want to fix the issue as soon as possible and not just take my phone number for a callback". She had interrupted me with a classic "have a nice day" and hung up the phone. I later called back and clarified the representative's name is Jordan. The most ironic part about this is that Jordan's job title is DIRECTOR OF FIRST IMPRESSIONS. I must admit, that was one hell of a first impression of the company.
Given the situation above, I strongly discourage customers from dealing with this company. If this is the customer service they provide, I'd say save yourself time and stress and choose another rental company.

Dear managers, I strongly believe this issue needs to be looked into. This customer service was absolutely unacceptable. Should you have any questions, please don't hesitate to contact me.

Had a pipe busted and I phoned the emergency line cuz if it's after hours and they were at my house within 15 minutes repair was done immediately and I was up and running again thanks Kodiak

Horrible customer service. Charged me a one time fee even without securing one viewing of my property. None of this was covered in the meeting with Thayne. Even after numerous calls to talk to the sales guy after signing the contract it was hard to get in touch. I would not recommend them to anyone. The contract they made me sign never mentioned when the one time fee would be required. So I assumed only after they get me a tenant is when I would be required to pay. They expect the landlord to pay for the services even when they do not do their job.

All Kodiak cares is about their fee and they don’t care about the client and I would they would treat the tenants the same way.

I saw an ad they posted for a property, something I a in a rush to acquire, contacted them and they responded promptly (but I think it was some type of auto reply). Finally spoke to someone on the phone and was advised that the property they advertised wasnt ready for viewing for a couple weeks.why place the ad then?

Super professional and courteous folk at Kodiak. Everyone I've dealt with so far, wether in person or thru e-mail, is a delight. Their service really is top notch and they actually care about their reputation. Kodiak worked with me through all of our concerns and even went to bat for me on more than one occasion!

Easily the best property management in Regina. If we ever do move again we are definitely staying with Kodiak! 10/10

I haven't had a problem with the company - Any time I had a question over email it was always responded to. Company seems good at servicing requests or work orders (just what I've seen on the property, I never had to personally do one, but there was always one or two workers around)

They were always friendly, and understanding. But it was very disappointing to see the house I was in with my family and dog (for two years) was posted claiming that it was owned by a single lady for the past 8 years, and was pet free. That was untrue and I knew the homeowners that were also a family and not pet free. Posting houses like this claiming they were pet free when they weren’t could affect potential new tenant (s) with allergies.

I just moved in to a building managed by this company at the begining of April. Its been a bumby start. However they have been great at responding via email. Phones not so much. They have also been great at working with me to fix the problems that we have had or compensate me for my troubles. It may take sometime to get things done because of hoops they have to jump through but I at least get a response when I email about a concern. Its been an even harder situation because of Covid but we have been able to work through the issues together. I would recommend there service if you can be patient and understanding. I am thankful for there continued support even through its these difficult times.

I've recently had a great experience dealing with Kodiak Property Management. I sit on a condo board as I own a property and we use Kodiak property management. I was working out and noticed water leaking from the pool area and it started to flow into the entrance and clubhouse area as well. I immediately called Kodiak after hours and they had someone come right away. We were also able to get a hold of Logan the owner and he made sure some was at our place within 15 minutes. If it weren't for Kodiak coming so quickly there could of been some serious water damage. One of Kodiak's employees also figured out how to fix the issue without a manual. I'm so thankful as the entire building could of flooded.

Pretty disappointed with experience. Our apartment building was always messy garbage and flyers on the floors, me and other tenants complained yet nothing was ever done. Emailing their main email is terrible as I have never received a reply to one. I would call and then the people in the the office would be like “oh ya I see it here” this happened on every occasion I used the main email. Any maintenance requests I replaced via their website never heard back on. I would have to phone a week or so later to inquire and make a request again. Other times I would phone and be told the information was sent to the person that worked there who managed the property but would have to wait minimum 4 days to hear back and I was only if I called again. While the people at Kodiak seem nice their terrible communication skills made the entire experience with them unpleasant.

Good luck trying to get hold of someone at the office. No sense of professionalism at this place and they suck big time at the communication within the team and to follow up to fix tenant's issues. Never in my wild dreams will I rent or do business with this company nor will I recommend anyone to use services from this management. They should just get rid of the phones that they have at their office as they never use them to answer your phone calls. I think someone with no experience of property management would do a way better job than this management.
