My wife and I lived there for a year. The staff were courteous, responsive, and friendly. We look back fondly living there and view it as how apartment buildings should be.

New manager seems to be taking care of things that had been lax in the past. Eg, the visitor pass policy for overnight parking is now being enforced, which means there's more parking available when I visit.

Walls are thin and sound travels easily between them. I get noise complaints for listening to quiet meditation music with the volume so low I can barely hear it right beside my head. I can hear the neighbour rolling up her blinds.

Aluminum windows are leaky. I can see light coming in the corner of the frame, and feel freezing draft when I sit near the window in winter.

Rent is really high for the age and style of apartment. Seem to be original 70's cupboards, with fixed shelves that aren't tall enough for a bottle of ketchup.

Cold water is impossible to get in the summer unless I run it for 3-5 minutes, wasting gallons of water just to get something that isn't grossly warm to drink. Rusty water comes out of the tub faucet every morning.

Air conditioning unit sounds like a jet engine, and even at full strength just barely keeps it tolerable when on 24/7. If we turn it off for some sound peace, we start cooking in under an hour. I was roasting in early summer because they wouldn't turn the a/c system on until head office in Toronto ok'd it, and my mom was freezing in early fall when they wouldn't turn the heaters on.

Balcony railings are solid concrete, so the beautiful river view we're paying extra for is obscured unless you're standing at the window.

Victoria Place is a beautiful place to live. Management (Landlords
Debbie = Superb Leadership + Sue) + Maintenance is wonderful and caring. Management is professional, respectful and friendly. Our Covid 19 rules are perfect as a mask is always mandatory. Security could be better as some people just walk in without signing in and using Sterilizer. Fantastic social activities are provided such as a scrumptious Christmas Dinner, Happy Hour with balloon games and prizes in our awesome lounge with a gas fireplace, lovely seating, kitchen, TV, tables.book shelves and floor to ceiling windows. A huge Laundry is open from 8: 00 a.m. - 10: 00 p.m. Two elevators leading to the Penthouse and Parking are efficient. New carpeting has been installed in the elevators. Maintenance works diligently to keep the apartment clean. The outdoor pool with lounge chairs, tables and barbeques is amazing! Many times the water is "shut down" from 9: 00 a.m. - 2: 00 p.m. In the apartments. All utilities are included. Apartments are large (973 sq.ft.for a 2 BR ($1,550.00/month). And freshly painted white when new tenants move in. There is a huge Fitness Center. Cats are allowed but no dogs. At Christmas Debbie's Team provided a huge "Harvest" box. It is still there for the opportunity to share. The Lobby is decorated with themes: Autumn and Christmas with
St. Valentine's Day after that. Today I suggested to Debbie that there should be a portrait of Queen Elizabeth or at the very least Queen Victoria in the lobby. Realstar doesn't do this! Why not? Debbie and her team provide beautiful flower beds and planters for our enjoyment. Debbie and her team are professional, respectful and enjoyable. Victoria Place is a wonderful place to live! The management at Victoria Place is responsive, friendly, understanding, patient, and often go above and beyond expectations. Events are planned that foster a sense of community which is rare to find in a rental building. The building is kept clean; maintenance and repairs done promptly. We are very happy here.
