Agnes living is in a perfect location for the river view and the school is just across the street, but this wouldn't have been possible if JK hadn't let us rent it. It's tough being a newcomer, but thanks to him, we found our 3-bedroom apartment with beautiful views right in the center of New West. Still, JK is very helpful with our questions with no time limit. Overall, it's been a great experience so far.

We fell in love with our suite and this apartment. The location is great, the apartment is always clean and looks modern. The gym is nice. ALSO THE VIEW IS AMAZING. Unit is properly designed, kitchen is nice and there are a lot of cabinets.
We are glad that we met the manager and found this unit. The manager is also so active and ready to respond to all your needs!

My family and I really enjoyed Agnes Living apartment. We have lived there for 2 years and left only because we had to move to another province.

The management was always very professional and helpful. We had a problem with another tenant once, and the management took action right away to make sure that the person was respecting the rules. When we had minor issues (lights to change, window screen to change), it was fixed very quickly and we never had to call twice.

Our apartment was so well located that we almost never had to use our car. It is located right beside the fraser river, the sky train, the market, a grocery store, an elementary school, kids playgrounds, Douglas College and many restaurants and coffee shops.

We also appreciated the quality appliances, the fact that we were allowed to have a dog, and that the gym was open early in the morning.

If we were to move back to New Westminster, we would move there again!

Moved into the Apartment in April this year. It's a nice quiet and decent location away from the sirens and traffic.

The apartment was clean and new. The kitchen has nice spacious cabinets and space has been well utilised. There is an en suite laundry is very convenient.

Management is very helpful and respond to calls with immediate effect.

I lived at Agnes Living for 3 years. Definitely I recommend as a great place to live, it is a brand new apartment. The 3 bedrooms are the best for families, also it is a pet friendly building.
It is close by schools and bus stops are in front of the building and Columbia sky train station is just a few mins walk. It is a familiar place, the staff is also very friendly and supportive.

I have lived here for almost 2 years. I building is nice and close to the skytrain. The apartment is nice, although, there are some flaws but they are very minor. The ceiling is quite thin, so you might experience lots of foot stomping. For the most part, it's over a good living area and community. The manager is professional and always helpful.

I moved out to New West when my office moved to Surrey. I chose a one-bedroom apmt on the top floor of 318. The apartment was brand new at the time so very clean with all new modern appliances. The building manager was extremely warm and kind. He was especially good with my elderly parents who would come and visit me throughout the year. Although I didn't need to deal with the building maintenance / landlord fellow too much - he did assist me as I moved out and he was very nice and helpful. The building is well maintained and they vacuum the halls every week. Landscaping is done outside seasonally and as needed.
Pros - in-suite washer/dryer, in-suite storage locker (at least in my suite), super close to Columbia Station, 20 minute walk to New West Station (Safeway, Shoppers).
Cons - I had a middle suite which meant no side windows and no cross breeze - this was really only an issue during the peak 2-3 hot summer weeks (but somewhat to be aware of should you chose such a suite).
I've read a few nasty reviews of this building and all I can say is that if you are clean, quiet and follow the rules from move-in until move-out, then you will be fine. The building is pet-friendly but I never heard animals unless I saw them in the lobby or elevators with their owners. Some tenants break the non-smoking rule but I am sure this happens everywhere.
I moved back to Vancouver recently but I would absolutely live in this building again.

The complex gives nothing but an overwhelming feeling of being scammed; they will first show you one of their more desirable apartments on a top floor only to inform you on the day of signing that they no longer have the room, and you will need to take a different one. Switching you to a room, they are struggling to rent due to issues. The complex owners have openly shared with many tenants that they only care about the flow of renters without shame. They are only speaking to the quality of the experience they offer. The building is also smoke-free, but from a glance and observation, the lobby smells like nothing but wet cigarettes, and halls/air intakes leak out smoke consistently. The window and blinds have a slight yellow tint across the building, and it isn't uncommon for a tenant to complain about rats. Some tenants have jokingly said they purchase cats to help with the rats. The building is also a pet-friendly building; however, the management chooses who is allowed to have pets based on their discretion, displacing animals randomly thought-out the building and having large breed dogs on higher flours. I have heard tenants describing people upstairs, tenants using their balcony as a washroom for their dogs, leaving a lingering smell of dog piss. As for noise, each room has a whole sound transfer to the point where you can hear someone cough in the space below/above and on the sides. It doesn't help that deafening people live in this building. It isn't uncommon to see police coming in and out of the building, shutting down parties, and checking out domestics abuse reports. I have spoken to other tenants who have complained about their animal's safety; as a result of the sound transfer, typically, you can hear the sounds of many animals across the building crying, starting a chain because they are all scaring each other. In terms of the general safety of the building, ignoring being able to hear the sounds of domestic abuse around the building, general security is low. You can commonly find random people (not a part of the building) in the building "courtyard" near the building children's playground using drugs and our sleeping, leaving a garage everywhere. The only effort they put into building maintenances is outwardly visible, and quickly looking inside the building will give you an understanding of this. They will inform you that the lobby doors are fob access only, encouraging a sense of security, but many tenants leave the garage/object in the doorway to hold it open. The building management is completely aware; often, themselves letting in random people standing at the entrance waiting to sneak in, breaking into cars and lockers in the parking garage. In which many tenants had their belongings stolen/damaged.
After speaking to other neighbours, it seems the building has a reputation for their concern of non-white tenants, asking background/ethnicity of applicants expressing they are concerned they will "return to the home country" or have "bad intention. " Seeming to have no issue with white tenants reported for domestic abuse, smoking/drinking, invading other tenants' privacy, partying or stalking other tenants. However, the building landlord has been committed to fraud and has lost their real estate license. As a result, they seem to have no shame in repeating their actions. Many tenants have expressed their issues with this particular landlord, all sharing the same experience of calling all hours of the night, yelling hysterically, making personal remarks and blatantly not obeying their lease agreement. The landlord also does not seem to be of sound mind, exploding at the first notice of any complaint lacking professionalism. Although I have no interacted with their "repair" man myself, many women have spoken to a very negative experience with him. He seems to talk down to us and is very aggressive in his deminer (wearing no mask and coming very close), seeming more interested in fighting than fixing anything.

Nice living with all the needs that you want near by, school and bus stop are in front of the building and Columbia sky train station is just 3 mins walk. Staff is also very friendly and supportive. Gym in the building is another reason for best accommodation to live. Thanks Agnes living.

The place is good.location good.but apartment is not good.maintenance manager (MO) is very rude.not helping us.always on vacation.apartment quality is not good you can hear somebody talking above you.

Perfect place for students and working professionals as sky train is 2 blocks away and all stores are near by. Management is so helpful and available when you need them. Thanks Agnes Living! Highly recommended for renting.

On the outside the building looks decent, but the garden/front lawn is barely maintained
There are A LOT of signs around the building regarding no smoking, no pets peeing, picking up after your dog. While there might be a few people in the building who don’t adhere to these rules, it just makes the rest of the building look bad. They also post a lot of notices on your door about rules we as a building have broken, when realistically it’s just a few people.
The elevator is semi broken, the door sometimes gets jammed when you are in the basement, so you’re trapped in the elevator unless you push the door to the side or ride it back up, then back down
The management is very absent. If you call about a problem, they don’t get to it immediately or within a decent timeframe
TLDR; find somewhere else
