Very slow to respond to owners questions, if at all.
If you send to many emails requesting a response they block you and want a written letter for each question.

Our experience with Associated Property Management (APM) under Property Manager Courtney has been terrible. What was supposed to make our lives easier, and lower our stress, has done exactly the opposite. Since our tenants signed on in June, communication has been deplorable, and management of our funds has been very poor. Here we are a month later, and our tenants have asked to work with us directly, causing us to give cancellation notice to APM. Our recent payment from APM was late, and we have funds unaccounted for. We’re currently unable to get responses from APM, after multiple inquiries to Courtney, and escalating things to ownership. At this point, we’re looking into our options for alternate recourse against APM for not following through on contractual obligations.

Not good people to have representing you. Lack of knowledge. Never again will I use this company.

I will never rent another property if APM is the company managing them. They are difficult to deal with and it took months to get anything fixed. From my experience, they never returned my damage deposit and when I called and requested it to be returned, they quit returning or answering my calls. Still haven’t received my damage deposit back after 2 years of fighting!

I have found mould in my rental and these property managers are hopeless.
It has taken them over 4 months to actually investigate the source of my leak. The mould is causing me health problems and I have had to find an alternative place to live in the interim still no communication from the rental agency.
Absolutely hopeless and zero accountability, I would be so mad if they were looking after my investment

I don’t feel safe in my own condo. My neighbours may get violent and Associa property management won’t even return emails. There are no rules in the building I live in so people get together to go against individuals. I may have to buy a gun to feel safe here

As a landlord we have been using Curtis and the Associated Property Management Team since 2016. Excellent service is provided for both landlord and tenant. Curtis takes care of all the details so you don't have to worry!

Denise Russo is our family's property manager and she is excellent to work with. Very responsive, empathetic, and professional. We can trust her with our homes and she always goes the extra mile when it comes to communication. We would highly recommend working with her and are very happy she is our property manager.

Denise Russo has been managing our rental property for a number of years now. It is such a relief to have someone who is knowledgeable, professional and efficient at taking care of things for us. They usually don't respond to emails. You have to go through about 3 people, and leave a phone message before someone is helpful. Understaffed.

I wish my building was with another property management company. They are not in the 21st century yet as do not allow strata fees to be paid through online banking. Only cheques or pre-authorized debit. And since they took out more than the strata fees last yeat before we signed off of an additional heating charge at the AGM, I do not trust they will only debit me for pre-approved charges.
Also, I came into the office to speak with Ana (as it's really, really difficult to talk to anyone on the phone) and they said she was not in her office, when I clearly heard the admin person talking to Ana in the back.

Someone vomited in the halls in our building. I contacted Mike Rikley, my building manager and he responded saying that he would send a cleaning crew. 5 hours later and it's apparent he's planning on letting it stew over the weekend. Awesome management! The best! A nice side note, it's now being tracked around the entire building. Wonderful.

Update: I had to threaten to contact the city in order for it to be cleaned up. I would give zero Stars if it was possible.

They are not polite to the tenents. They treat you like disposable people. I regret renting with them. They didn't even spend a little bit of their time to show the house.

Called and spoke to Nina in the office on Wednesday morning and gave her our information along with a couple of properties we were interested in seeing that were for rent and she told me that she would chat with the property managers and get back to me. I then followed up with her the following morning after not hearing back and she had no recollection of our call the day before and no notes from our conversation. It was clear to me that with that level of organization, or lack thereof in this case, we certainly wouldn’t have been hearing back from them if I had chose to patiently wait for their call. She then recommended that I check their website (same advice she had given the previous day) and let them know if there were any properties that we would be interested in.

The worst! Terrible communication, unreliable and disorganized! Not sure where all that expensive monthly strata fee goes…

We have been working with James Rayburn for the past 4 years while he managed our West Kelowna rental property. We live in Australia and it was important to have someone professional, personable, dependable and competent. James more than lived up to our expectations, handling every crisis as if it was his own property. He even successfully handled an insurance claim for water damages in our unit. I highly recommend James and APM for their trusted service.

Denise Russo is hands down the worst property manager I have ever had the horror of dealing with. She is classist, crude, cruel, and ignores you until you inform the people shes working for, then she'll hum and ha about the budget and what she thinks you can deal with. She harasses tenants to try to scare them into complying as well. I have never seen such abuse of low income people from a property manager. She does not care about you as a person. You are just an insect she has to step on to make a buck. She is the reason the entire building can not live a peaceful life. The living conditions are deplorable and we have to be harassed by this bigot on top of it? Because we're in poverty?

I have now dealt with Denise Russo of Associated for the last several years now. She has always been very attentive, and quick to deal with problems. I would have no hesitation in recommending her services to others!

Denice Russo is the person who is the one we rented from and she is very professional, and has always done her best for us.

Denise Russo was super helpful and very friendly to deal with. If I needed anything fixed at the apartment she had quick response times and someone would be over to fix the issue immediately. I also never felt worried to bring something up, she made me feel very comfortable approaching her. The apartment was amazing and I was sad to leave it and her. I would highly recommend her to anyone in need of a property manager. She is extremely efficient and her customer service goes over and above any expectations.

The strata we just bought a condo in uses this company. The communication from the property manager seems bare minimum to get messages through or answer questions. Compared to other companies business communication, this fellow is coming across as either incredibly overworked, or unprofessional, or maybe both. When we went to pick up specific keys that needed to be replaced, he had 2 out of 3 correct. The woman at the front went to ask him to switch out the 3rd key and he was in his office to do the key switch, but didn't bother to come out to say hello and introduce himself from a distance (covid-19). She told him that we were out front, so he had every opportunity, even if just for a fleeting moment. Perhaps putting a face to names of new owners isn't important? Not sure, but it sure seemed weird. We have hired a property manager to manage our rental and that property manager is from a different company. Her business communication style is 1000% more professional.

We have been dealing with Associated Property Management for close to 10 years. And have found it to be an excellent company to deal with. Very professional & client focused. Kudos to Mike Borg & Sean Paulsen.

I had a wonderful experience working with Mike Borg to find the ideal rental property. Mike was extremely pleasant, resourceful and professional. He also went out of his way to ensure a smooth transition and convenient move in date. I thought the experience was exceptional and I would highly recommend him to others. Denise is always right on top of things when any repairs are needed. She asks questions to make sure the right person is being sent for the issue. The repair guys contact me to get details and set up appointments. I typically leave an email in the evening, and she responds first thing in the morning.

I have had service from APM as a tenant for a year and can clearly say that I am quite satisfied by their service. My Property Manager Denise Russo deals effectively when there is an issue until it is sorted out properly. Thank you APM!

I’ve been hired for a few jobs (have own small handyman company) through this business. Very professional and punctual re: payment of invoices. Zero issues, highly recommend.

Our property manager. "Mike Borg" was incredibly rude and condescending. I mentioned that this was my home and he said"it's not your home.it's his home" pointing to the owner. Never took his shoes off incredibly rude

James has been managing our Kelowna properties since 2016 and we appreciate the fact that the units have always been occupied in a timely manner with good tenants. When there is an issue it is dealt with promptly. I work with other property managers in other cities and the personal service we get from James is greatly appreciated. The only down side is James is a vancouver canucks fan but I guess nobody is perfect.
