Impossible to get a hold of anybody. Their voicemail-box is always full as well. Compared to other great property management companies ive dealt with, this one so far has been frustrating

Their rating is falling from 4.5 stars in early 2021 to below 3.5 stars by the end of 2023. We changed 3 property managers within Dwell, but it looks like all of them have become too busy to care. Dwell is a perfect example of a business who cannot stand to its promises once becomes overloaded with customers and just wants to cut expenses.

Dwell Property Management replaced our previous property management company about a year ago. I'm not a member of our strata council but have been extremely please by the excellent communication, follow-up, customer service and the ease of access to information that impacts myself and my home as an owner. Florin our representative from Dwell has been a complete positive change from our previous representative of a different property management company. He's responsive to my questions and thorough with his attempts to provide the greatest customer care even if I'm getting answers I might not want to hear.

Their website is fairly user friendly, my only complaint is the ledger is a bit confusing for me (an account of payments and what is owed) but I've figured out as long as the final total is zero my payments are up to date.

I also appreciate the thoughtfulness and relational practice that Florin and Dwell Property make in helping our council choose the best contractors to meet our needs. We're right in the middle of a multi-million dollar roofing project and I feel confident that we have the right price and right people in place. I also believe that they have our best interests in mind.

I have awful experience dealing with this property management company. The property manager Leo is terrible to deal with. He does not act fairly and provides bad service. They just collect your money monthly and charge you extra money whenever possible. I feel that I am extremely unfortunate to have this property management company and manager. It's a nightmare for me and I could not sleep well many nights because of this property management company's irresponsibility and un-reliability.

We recently changed property management companies, and we were lucky enough to have Biljana as our new property manager. She exceeded our expectations. She always goes above and beyond to deliver excellent personalised property management of the highest standard. Her attention to detail, clear communication, and extensive knowledge in her field have been quite the asset to our building.

I've worked with Jason as a member of strata for 3 years. His professionalism has always been exemplary. In my work life, I consistently recommended Dwell and Jason to my developer clients that are looking for professional strata management needs when turning over their developments to their new owners. Don't look anywhere else.

The property management people are very laid back also reaching out to them for any help is difficult. First of all the property manager Julia Radu responsible for our complex does not pick up the calls even after several attempts as well as when you try reaching the caretaker of the property complex no response from her as well. Even they do not have a courtesy to call back. Trying to reach out to them since 3 working days but did not have any luck yet. Also left an email to the person responsible for our complex but even after 3 working days no response from her end. Really unprofessional. When you want someone to address the issues and get a prompt response for your concerns in the complex may be it takes ever for them to get back to you. Really upset with the service of this property management company. I hope someone gets back to me soon to answer my concerns

I have held a variety of roles on our strata council: president, vice-president, and member at large. In all of my roles, I have really appreciated working with our property manager – Jason Gill. He is approachable, responsive, knowledgeable, and cares about the people in his buildings. He is able to offer sound advice based on his thorough knowledge of the Strata Act and also best practice. Unlike other property managers we have worked with, I can 100% say that we trust Jason with our building and know he is looking out for the Strata and owners/residents alike. Jason knows his stuff and any strata would be lucky to have them as their Property Manager.

My property manager seems like they hate their job, really slow at responding and not accommodating! Its really difficult to communicate with my property manager, when I call them they constantly talk over me this is very unprofessional. 0 Stars.

Dealing with Dwell Property Management has been a great experience. Specifically dealing with Florin Dragoiu our Property Manager. Florin is on top of all the issues we send his way. He is very knowledgeable, efficient and very easy to deal with. He always responds to every email either by email or phone when a phone discussion required. We have used a variety of Property Management companies over the 29 years I have lived here and Dwell and Florin have been the best experience by far. Great job Florin.and thank you!

Absolute garbage. Completely unresponsive. Gives terrible advice. We have multiple tenants who try and contact Dwell about various issues who either dont hear back for months, or just never hear back. I give them two stars because at least our property hasnt burnt down yet.

I’m leaving the province in the next couple of months and I’d like to say that dWell in my experience has been the best at maintaining the Enclave in South Surrey compared to other strata’s we’ve lived at. Shoutout to Rob Douglas excellent manager.

Hi! If you are looking for a Property Management company DO NOT CHOOSE THIS COMPANY! They do not manage, they let the OWNERS RUN THE PROPERTY. Being with this company at my condo 20 years, it’s been so hard. List is so long.but I’m just “the complainer “. I called the after hours last night as someone was doing construction work at 7pm on their condo and when I called the after hours line the STRATA MANAGER himself said “I’m telling everyone, that I’M not the STRATA POLICE! ”. Well so much for that. Come live here where there are no rules.

I really appreciate the upstanding work Dwell's property managers have done. They have also been incredibly supportive as we moved from a management company that didn't serve our needs or collaborate with strata to address our property's issues.

We've been with Florin for the past two years and he's been responsive and working connect with owners and help owners/residents deal with challenges that arise from living in a condo.

Florin and our strata council are finally tackling the immense list of projects that have come to the forefront as many previous companies haven't worked to ensure our property (roughly 40-ish years old!) was well-maintained.

Our first property mangers from Dwell who worked with us for about two year, Daniela was very helpful during our transition to Dwell and to ensure we weren't taken advantage of by different companies and bring about some organization that had been lacking.

Wasn’t told there had been a change in our property management to Dwell. Repeated attempts to get in touch with Dwell to provide auto deposit information have been ignored, even while I’ve been in hospital due to a stroke and development of shingles. Used to receive updates about meetings but don’t get those anymore either. I don’t know why they didn’t send forms to fill out.

Very bad service and act, 0 respect even we own our apartment they deal with us like we are home shelter, my parking block by snow more than a month and I park in random parking spot, they increase our fees with no service improve, they want me to pay a thousand dollars to change my door even without any reson and they charge me without delivery the door and without my permission. I advise anyone will be with this company to think hundred time.

We brought Dwell on as our new Property Managers a few months ago. The transition was smooth and supportive. More importantly, Dwell and ], more specifically, our our Property Manager Jason Gill have been very supportive and have provided guidance when needed. The feedback from our Owners has been very positive.

This is a minus 5 star review... The fact to the matter is that Dwell doesn't even care if you leave negative review, otherwise Their top management would respond to each and every negative review here. You be the judge...
It's a big company And most strata owners do not take part in asking questions let alone complaining about their own building complex issues. We are our own enemies. Our complacency and too much trust to the system takes us to the point of no return.

SUSAN MACGREGOR one of the worst property managers ever. I'm not sure if she still works for Dwell or not...

She BETRAYED our trust.
She stabbed us in the back.

Not only she Didn't give professional advise to our naive council in time, but also not even a warning... After receiving bias reports from some questionable "engineering firms ", she handed them over to BFL (our insurance company). Our annual insurance jumped from $50k to $450k in no time... SUSAN MACGREGOR RUINED OUR TOWNHOUSE COMPLEX IN RICHMOND BC... I can't take my kids to movies and or send them to afterschool programs because %100 of my strata fee now goes just to pay for insurance. BFL has raised its DEDUCTIBL to $100k too. So not only they don't pay a dime for any claims, but also they have raised the premiums 9 times in a year... Our claim history is clean but they don't care. They just needed an excuse. BFL is a villain and SUSAN MACGREGOR was the nemesis... SUSAN, DO YOU BELIEVE IN KARMA?.? ? ? ? ?

Update: the won’t return emails or have the board of my condo reply to any request I have to have my place ready to sell. The receptionist and K.won’t give me any information and the board ignore anything I wrote. If you say anything against them they get even for enjoyment

Karen Fredrickson has the police break down my door when I was at work so they can go through my condo unit. Knowing I was at work she told the police I am suicidal and had the police break the door down then had the city of Vancouver send me an invoice for boarding the door up so I couldn’t get back in and replacing the lock. She said strata would pay for it but lied to me about it.
Avoid this woman.

Now they hired a company that takes over 2 months to complete changing a window. I've had to move my bed to the floor into the living room. My place is only 428 square feet. Now I'm living in 250. They just removed the second window in the living room, so now I have plastic over that one since they won't finish that one as well. Time management is clearly not even a thought

The police still continue to show up if my life looks depressing, if so I'm taken away.

Hopefully one day I can sell my place and not hate living as much as this place makes me feel

Nobody does any work only delegate and forward emails with no results for days but they still collect their paychecks. Teresa Gonzales has no time for you, cuts you off in a conversation and keeps saying I'll connect you to your property manager without taking two seconds to listen so don't bother with that one. George Nicolaou can't be bothered to return emails and when he does he has no answer to your question. He was gone from our complex as strata manager and now he's back for some reason, why. The accountant is MIA for days without any clarification if she's on holiday or just taking a 3 day coffee break. Not even urgent messages or emails returned from her at all. The company needs to hire new staff as these old ones gone stale and couldn't care less. What a huge waste of our money!

Aparement change management to them starting in Sept. Been trying to call them for over a week on how to setup payment to them and how to setup an online acct. So far? 0 calls backs. I haven been calling them daily for the past week and only ever got a voice mail. Seems like switching to them is a bad idea already.

Awful... Worst property mgmt.ever... Not only they won't protect your strata complex, but also destroy it. We are paying %80 of our strata fee just to insurance companies because of their poor management and what not

Dwell is our property management company. They have been responsive to our concerns and have addressed them in a timely manner.

Shout out to Sebastian for being for keeping on-top of the work around our complex, being responsive and communicative.

As President of my strata council, I have been working with Dwell since the start of the company and have dealt with an extremely professional Property Manager, Mr. Jason Gill. He is professional, prompt, reliable, and knows all the operations of a successful strata. During a few emergencies, Mr. Gill was very prompt with all courses of action, and helped me monitor the situation really well. His knowledge is second to none. I highly recommend Mr. Jason Gill as a Property Manager.

Our strata has been using Dwell for a couple of years. This is the fourth management company that I've had living in three different stratas. In our experience Dwell is the worst. We have been harassed by them with consecutive monthly letters stating we are in arrears over money owed for the rental of a party room. I can state that the money we owed was paid according to the rental contract which clearly stated that the keys to the facility would not be released to us until said money was paid. We got the keys, used the room, retuned the keys in good standing. Contacting them via any method just leads to them passing the buck or skirting responsibility.

It is hard enough to find good talent and workers for the strata buildings now a-days, moreover people who actually works, have empathy and integrity. Jason Gill from Dwell Property Management have these characteristics. We are fortunate enough to have Jason as our PM since 2020. He is also a professional with many years of strata experience, team player, good communicator and responsible person. Our building is happy with his services and plans to keep him as our PM for many years coming.

Our strata has been working with Dwell Property Management and property manager Jason Gill for almost six years. Jason is a great support to our council and is an invaluable resource for us. With his advice and guidance we have upgraded the interior of the building, updated our by-laws, and created policies for a number of matters including parking, moving, and suite renovations. He responds to our emails right away and is a fantastic problem solver. As council president I regularly rely on his advice on many matters. We started working with Dwell six years ago and are very happy with the property management service they provide.

Dwell Property Management has been amazing for our complex. We switched to them just over 5 years ago and the results have been fantastic!
Kim Lancaster is our Property Manager and she exemplifies professionalism, courtesy towards residents and has a great in-depth knowledge an experience with the strata act. She has helped our complex immensely and I would personally recommend her as your property manager.

The worst Strada ever. The building managers never respond to your email nor phone calls. Takes years to fix the enterphone system (still broken). We are paying the strata fee for nothing. Very bad.

Lived at my place 7 years and quite honestly? After pestering them they FINALLY get someone to fix an issue regarding my door I had (a year later after originally reporting it). Then, I get the run around about a skylight that has failed and leaked causing cracks in my drywall and telling me (originally) it would be the strata who covers the cost. Only then to be emailed back later saying I would be responsible? Tired of getting the run around. Do NOT waste your time with them.

A very sincere thank you to Ryan Fitzpatrick at Dwell Property Management for all the work he has done since he became our property manager in May 2020. For many years, our strata was with another property management company and we had numerous disappointing property managers who we never felt confident in.
In switching to Dwell Property Management and with Ryan as our property manager, we finally have a property manager who is reliable, conscientious, and competent. It is such a relief to know our strata is in such capable hands. Thank you!

Have nothing good to say. Don't follow strata rules or policies. Pick on owners who question what is being done. The council is being run by Kim Lancaster instead of the owners in council running council. Owners are being treated unfairly and their character defamed. When issues are brought to Kim Lancasters attention, she emails out nasty responses when she is getting off work and leaving the office each and every time. This is done so the receiver of said emails do not have time to question her on her email. Very unprofessional conduct, mistreatment of her position, unfair treatment of owners who are not on council. Council is receiving special treatment, when those not on council do not.
Rules for owners parking in visitor parking all day and all night for months and months are not being towed, even after receiving warning letters, but when an owner parks in visitor parking for a few hours while renovating their floors, they receive a warning letter that they will be towed the next time parked in visitor parking. And when this owner asked council if it was ok to park in visitor parking. Kim Lancaster and the council said no. As you can see, their is double standards, mistreatment, spiteful and unethical unprofessional conduct towards certain owners by Kim Lancaster and the council.

Property managers are unhelpful and do not respond. The office does not respond to issues addressed they just ignore it and let it continue. Would recommend not involving with them.

The response I just got is showing how they are. They are saying they know my concerns but have to bring up to strata. Yet my issue is with one of their employees and not the strata. It is their property manager which I have had issues with being unprofessional and disconcerting but they try and brush that off and have never responded to the 2 or 4 emails I have made about this issue. But say here they know the issue. Obviously you rather ignore

AFTER an owner sells their unit, the buyer is NOT told by those in charge that the last strata fee cleared on the first of the month. The sale being after the 20th, a PROOF of NSF should be required to allow any holdback. 2 months later, that HOLDBACK of the amount PLUS NSF - what NSF? - is STILL NOT REFUNDED to the seller. Professional? Long experience? Good service? This issue needs to be looked after by good companies, as some 'HOLDBACKS' have lasted even 8 MONTHS in some cases. Even if not informed prior to closing date, if companies are knowledgeable, they SHOULD TELL THE NEW OWNER RIGHT AWAY THAT THE SELLER'S PAYMENT WAS MADE IN FULL. This practice of holdback is 'common'; why haven't some management companies caught up with this crooked practice of hold with no proof?

Florin Szoke is not professional. He doesn’t respond to emails or phone calls. If he is recommended to manage your property by Dwell, ask for someone, anyone, else.

The jury is still out on Dwell. They took over management of our townhouse complex from AWM, and it has been rocky so far. I have tenants in my townhouse, and none of their information seems to have transferred over, so they're not receiving strata notifications, can't do their own online bookings of the amenities, can't request parking passes etc.

I've re-sent a Form K and Owner/Tenant info form - both of which should have already been on file - but trying to get my tenants set up for access has been an exercise in frustration. My Dwell property manager's recommendation? "Give them your username & password so that they can access the website. "

Seriously, that was the advice she gave - not once, but three times. Who would even ask you to share your credentials in this day and age?

I pointed out that this wasn't acceptable, and suggested that surely there must be some way to issue them their own credentials. Her response? "Have them email the clubhouse manager to book the amenities".

The problem with that is - because of COVID - the amenities are only available via scheduled timeslot, and if you can't see Dwell's online calendar, there is no way to way to know what date/time to request in an email.

I pointed this out, and also noted that this wouldn't solve the tenants' problem of not receiving strata notifications.

Her response? "It appears that you have not set up your website access with Dwell, so your tenants do not receive notifications since we took over. I have sent you a request to update your password for the Strata website, please respond and our admin will help you with that. "

I read her email on one screen while being logged into my Dwell account on another screen. I sent her a screen capture and pointed out that this is demonstrably not the case - my access works fine.

That's where it stands at the moment. The jury is still deliberating.

Our amenities building siren has been going off on a regular basis for over a month now. The siren is OUTSIDE of the building and is triggered by residents staying in the pool until after 12am. It is as loud as a jet engine and 100 feet from my window blaring for 2 mins at a time on a 3x cycle and it is always after midnight. Dwell has: a refused to answer our calls, emails, voicemails, has publicly accused us of stealing the siren when a resident had the courage to take it down after the 6th time going off, posted a sign saying you’ll be fined if it goes off but people keep setting it off, and told us this is the only way to keep the building safe even though external sirens are no longer used due to noise bylaws.

Tonight the siren went off again and a representative finally went out to address the “Extruders” (those leaving not breaking in) and she said “I’m here now and there’s nothing much I can do until Tuesday morning” so why the efffff do we need and external siren if nothing can be done when it goes off?

Dwell is run by a bunch of selfish unprofessional staff who care about nothing more than their pay check and have let their residents down. Combined my husband and I have lost three days of work due to broken sleep as we have jobs that require us to be well rested for safety.

You company sent as statement dated July 26,2021. I was not postmarked til August 5,2021. HIGHLY INEFFICIENT. I gave my levy cheques to Shane our manager but you say that you that they were not received. Personally Shane is a very competent manager and i am very sure that he delivered this to you. Also I am very pleased with your replacement of MS. Kim Lanacaster she was the worst person that i have dealt EVER. Eric A.

Dwell Property Management is managing the complex I live in, which is a very large townhouse complex. We had no issues with getting attention and help from their capable managers. They are very responsive and also go the extra mile.

Horrible management. Half repaired my condo’s sprinkler and after 5 months still no reply no follow up. Cooling/heating not working for 4yrs still not able to fix and keep on increasing strata fee for everyone. Extreme poor and rude manager denial responsibility after their management finally got kicked out. No one should vote for these guys to manage any building.

I have lived in the Avra condo in White Rock since it opened in 2013, and am a former Strata Council member and president. We saw quite q few property managers come and go during the early years, but when we moved to Dwell in early 2019 we saw an immediate improvement in the service we received. Susan MacGregor has been our manager since we made the switch to Dwell; she is dedicated, responsive, highly capable and experienced. She is by far the best property manager we have had.

I've had mixed experiences with this company in the past but am currently impressed by our (GIV VR1521) property manager, Matthew, who is very knowledgeable and attentive to all correspondence I've had. Looking forward to a continued, positive relationship:)

I have left messages for 4 days re a question regarding my townhouse complex. To no avail. Head office said send an email, hmmm, no reply to voicemail so not hopeful. Wish we still dealt with Wynford group.
