With so many agents in the Lower Mainland, it can sometimes be difficult to choose who to work with. Almost everyone in Vancouver knows someone who is a realtor, but it is important to choose the right person with the experience and passion when it comes to such a large financial transaction. I met James almost 4 years ago in 2020 at one of his open houses. As someone who is also in the real estate industry, I've come across many agents. However, I still chose to work with James despite having a plethora of other agents I had a personal connection with that I could've worked with (e.g. Friends and family). Recently, James assisted me in the sale and purchase of my properties. The sale was closed for top dollar by his excellent staging and marketing campaign. He was relentless in the negotiation. On the purchase side, there were many challenges along the way but James was patient and communicated very well throughout the process.

Rude and Confused Agent

Upon arriving to a Faith Wilson Open House, the agent demanded I provide personal and contact info. I have never been asked this at an Open House so I politely declined. The agent became angry and rude, saying she would NEVER use the info to contact me anyway (huh…then WHY so insistent to obtain my contact information?).

The agent then refused to let me view the property. Clearly the agent was not doing their client a favour by turning away a prospective buyer while wrongly trying to data mine during an open house.

I felt humiliated me in a room full of other attendees and agents and that the treatment was driven by racism.

If this is how Faith Wilson group operates, then Buyers and Sellers would be well advised to use a different company for a better chance of selling your property. If you are an Asian investor then steer clear of their listings if you want to receive better treatment as a buyer.

My real estate agent is James Hau and his team. James and his team is absolutely the best realtor team we can ask for. They are very professional, patient, strong market knowledge, never push and always communicating. Our family is so proud to have him and his team to represent us. We will always seek for his advise for our future real estate needs. 10/10.

I really want to write a great review for Faith and her team, but I am not sure that whatever I am about to write is going to do them a justice, simple because the level of knowledge & professionalism of the whole team is bar none.

I have 1st met Faith in 2010, when I was trying to sell a ½ duplex in Kits, pretty much on a tale end of the subprime mortgage crisis. Talking about a difficult market or what?
What has struck me 1st about Faith was, her no-nonsense approach, and if I was to sell the ½ duplex, that is exactly what I needed.
Obviously, to sell in any market, you need a great property in a great location (check), great team and great marketing strategy (Faith’s team – check!), but then it all boils down to a price. Price it wrong, and you are “dead in the water”, and your listing is not going any where. And when it comes to pricing, Faith is one of the very best. I have spent a whole week compiling an excel with 40 comparable properties, trying to arrive to a right price before we met. But when we met, she has told me right of the bat, that my price was high. I decide to go for it anyway.
Well, week later and no interest let alone offers, proved that she was right. So, she suggested that I drop the price for at least 5% or it is not going to sell. While it was a lot, this time I was willing to listen, and week later I got an offer!

Forward to 2023: I had 2 condos to sell in downtown Vancouver: first in February and then in September 2023. In February sales were very slow but there were no listings either and it seemed, like everybody was just waiting on the sidelines. After meeting with Faith & Susanna, I decided to try my luck and list it anyway. Well, surprise, surprise! We had 9 offers in a week and it sold above asking price!

It is now September and market is different: there is way more inventory but with interest rates being highest in over 15 years, pretty much nothing is selling and so I was questioning is there a point in listing it? Well, with a great team, excellent marketing and dead on pricing, and some luck.it sold in 3 days, above asking price!

Add on top of all of this, how professionally everything has been handle for all 3 sales from the beginning to the end by each, and every person that is part of Faith’s team and I hope you get the sense of how is it working with Faith and her team!

We have been clients of Faith Wilson for about 15 years and many transactions later they are still the best in the business.

Most recently we had 4 transactions within about a year. The one transaction that took longer is because we did not listen to Faith, we overpriced it and did not take Faith's advice. And because she is professional she respected our decision and priced it as such.
This speaks to the person on here commenting 'how she has many overpriced listings' at the end of the day Faith Wilson is providing a service. She will give you her professional opinion, but you are the client and she will listen to what you want.

Hence that property sat for a year, and in the end it sold closer to the price that Faith originally advised us to list it as.

Fast forward this year we had 3 transactions that went and sold within 4 months, and a purchase in between. In a dead market Faith Wilson and her team were professional and proficient!

They were intricate transactions that needed a high attention to detail. We put an offer on a 5 million dollar house that was subject to 2 sales, they made it happen! There's a stereotype that real estate agents are used car salesman, but only 10x worse. Faith Wilson delivered on that and exceeded all of my wildest expectations. Between her many overly priced unsold listings that just sit and sit and sit on the market, and her inability to promptly respond to emails (I emailed her team once two years ago as I was looking for an agent, and her minion Boris Lee couldnt even bother to respond to me in a timely manner), I can't think of a worse person to represent any buyers or sellers.

Just when I thought they can't do any worse, she found another way to blow past all of my expectations. We actually looked at one of her listings (which unsurprisingly sat on the market like usual) at 3257 W 2ND Avenue. During the viewing, We specifically asked why the the pending offer fell through, and her minion (an Asian girl) simply brushed us off and told us it was "confidential. " I didn't think much of it, until today when I saw the headlines on Vancouver Sun. Turns out that the deal fell through due to some protracted legal disputes between the two duplex owners over ownership of the common area. I am not sure what's "confidential" about all of this-as it is playing out in court and is a public matter. We are so glad we didn't submit an offer on this place, as we would've been dragged into a nasty situation. I know in the US, many states have disclosure law that require an agent to truthfully answer a question (even if it means potential red flag), especially when a buyer specifically ask about it.

Even if she's trying to get an offer, as a seller myself I would hate for my agent to purposely hide something, as it opens tgenossibility of a legal dispute between the seller and buyer down the road when they discover the undisclosed issue. But then again maybe all Faith cares about is getting a quick offer?

We would highly recommend Faith and her team. Ours was a quick and very smooth transaction, in no small part due to their professionalism, which shone thru in all our dealings with them.
We so appreciated their communication with us regarding showing feedback and offers on the table. It went a long way to reducing what could have been a stressful situation.
