I was relocating to Vancouver from Toronto and was struggling to find an affordable apartment for weeks. I gave Hollyburn Properties a call, and Lynn, a rental adviser there, referred me to a nearby, just-available apartment for exactly what I desired. She scheduled the viewing for me (virtually too!), and had me the first to view since it just came open, allowing me to secure the apartment, which is beautiful! Fantastic service, and fantastic apartments. If you are ever in a situation as mine, I strongly recommend you give them a call now!

I live now in Bridgewater building for three months and I must say that I have a great experience living in this building. Your building manager Chris Nesbitt and his team are incredible team which look after the building and the tenants need to perfection. Building is very well maintained, very clean and the staff is very polite and professional. It is a great place to live and call it home.

Set up 3 viewings, 3 different times all were cancelled the day of by the properties saying it was already rented. Why waste my time and schedule the viewing when they rent it out without even giving a chance to apply.

The delightful corporation is trying to shortchange us on heat in 2022. The heat is turned off from July 1 until Labour Day, after which it is supposed to be turned on. But this year, after labour day, Hollyburn is turning off the heat during the day and turning it on but keeping it barely warm after 7 PM. If they think this will be tolerated, think again. Those of us who will not tolerate it will be filing a formal grievance. Heat is a material term of tenancy and no property owner is legally permitted to withhold it. It's bad enough they are gouging on the rent and can't be bothered to do repairs, this is UNACCEPTABLE. Oh yes, and most of the higher star reviews are FAKE.

Hollyburn is a great place to work at. If you are looking to start your career in this industry this is the place. They will provide you all the training that you need to learn the aspects of this industry. From rental processes, maintenance, and building managing. I would like to commend and thank Razvan and Lin for being a hands on trainer. They will teach you everything and will always be there for you when in need of help, they are very professional and knows the work very well. Ed the head of the maintenance is also approachable when you need to learn the interior/exterior of the building not only to help you with his team but give you advices as well.

Pros: Approachable trainers, managers, and colleagues.

Cons: Relief manager is fun when you want to learn more about different buildings. But it gets tiring when travelling from one building to another.

Contacted Lynn about a different listing which was already taken, she took the time to show other listings she had a available and even helped set up a viewing, she was very quick to respond and extremely courteous, helpful and friendly, a really pleasant experience

I called to inquire about a listing I saw of a unit @ their St. George & Dupont location.

I feel like I was maybe misheard (ie.the “Dupont” wasn’t heard) and was met with a beleaguered sigh, followed by, “We have MANNNYYY.properties along sain-TEEEE. George STReet…. ” (**I’ve added syntax errors to accurately depict the vocal response**).

I apologized and decided to hang up because the agent on call basically made it sound like the question I asked should be submitted to the Guinness Book of World Records’ selection committee for “World’s Most Idiotic and/or Moronic Question to have been Historically Verbalized since the Invention of Oral Communication Practices”

Also lol I know it’s not that deep but wow it was p rude ngl.

I have been living at 48 Isabella St for 16 Years. I have recently decided to move. Yesterday, onsite management and upper management did a walk through of my apartment. From the moment I opened the door the property manager named Omar was incredibly rude and told me to "move" out of his way when I was letting them in. What was more concerning was his failure to wear a mask properly while in my home but had it around his chin. Considering the amount of Covid precautionary material that is posted throughout the building, I'm not sure why upper management would feel it doesn't apply to them.

I would normally call in an event like this but given the lack of professionalism I experienced yesterday I feel this is the best use of my time.

I have been fortunate enough to rent in a well managed building, thanks to our hardworking manager, Ioanna. My wife and I have lived in Santana for many years now and I haven’t had any bad experience living here. Our building has always been kept pristine by Ioanna. She is very professional, responsive and courteous. When I needed anything fixed, she handled them right away. I highly recommend her and Hollyburn Properties Limited for anyone who is searching for a property to rent!

Impossible to get an appointment for a visit. It’s been two months I am calling them to book an appointment and they always ask me to call one month later. They ask a commitment to rent a unit with a one year lease before offering a visit. It doesn’t make any sense…

I was looking for 2 one-bedroom apartments downtown Vancouver and was in contact with a Hollyburn rental advisor named Lynn Smith. She really impressed me with her knowledge of Hollyburn properties as well as her dedication to her work. She is the first rental advisor to provide me with a long list of apartments which I may be interested in including details about each apartment. From this long list, I was able to narrow down my search and was able to find 2 apartments within a very short period of time. Central Plaza is a great building at a great location. The Building Manager - Valentina is extremely helpful and very quick at responding to clients' questions. Great Management overall.

My son and I have been tenants at Bridgewater and The Lonsdale for over 6 years and are very happy with the level of service and professionalism provided by Hollyburn Properties. Christine and Geoff are absolutely amazing property managers and the best I have ever had. They respond promptly to emergencies, address all questions and concerns, and will not hesitate to assist when needed. The properties are well maintained and kept cleaned on a daily basis. I would not hesitate to recommend!

I moved in with my boyfriend (ex now) in 2015 lease was 1 year and after that month to month! I moved out in Nov 2017 my brother and my mom got sick at the same time and I have to help take care of them. I informed Bruce and Lina (the manager of the building) paid my bills, rent, change my address and cancel hydro, also paid my parking. Bruce and Lina was informed that my ex is still going to be living in the apartment and that they said nothing needed to be done. After a couple months I recieved few call from a new manager asking me about the apartment and I told him I no longer live there and that my ex does. And he said okay. So my ex has been living there for another 2 years. Just recently I have been getting calls from a collection agency asking me to pay rent in 2019, I've told them I moved out in 2017. Why should I be paying for a place I never live during that time. Collection agency has been harassing me.i emailed the hollyburn office and Cindy said _ because my name was on the lease that I should be responsible even if I didn't live there. The only reason why my name was not remove it's because of the manager did not do their job. They also reported me to the credit bureau my credit score went down 100 points. I called the apartment and they said " whatever then office say is correct" when I asked for Lina and Bruce contact number they won't give for me to.ask them to.clear my name. They have reported me to.tj collection instead of my ex take note their address is not even recorded to my address profile. I'm still fighting this case! The head office said " I'm still responsible because my name was on lease in the beginning of the rental and.was not taken out which was their management's fault"

Hollyburn refuses to take action regarding a complaint I made early last month about a resident in the building beside mine, run by Hollyburn, that is flying a Trump flag on their patio. Horrifically unacceptable, especially given what's going on in America as I type this.

I signed a lease for an apartment which was advertised at 600 sq ft.and I paid the damage and pet deposit by e transfer. Once I viewed the floor plan the dimensions only added to 480 sq ft. I emailed the building manager expressing my concerns with this and that it is too small of a space, to this there was no response, later on I called and we agreed to meet in person. In person I was told not to worry about it, that they already rented the suite to someone else and that this tenant was taking possession sooner than my planned start date, so it all worked out well. I was told that I wasn't on the hook for any money, so I asked about getting my nearly 2K back - they denied ever receiving it. As per my records and talking to the bank Hollyburn did in fact deposit my money, this has been verified on several fronts and the message response to the e transfer even says "SD 301" (security deposit 301 which is the suite the number). I have been making attempts to contact Hollyburn for over two weeks without any responses from the building manager or head office. I have offered multiple days and times when I am able to meet to straighten this out.

As it currently stands I have a lease with them for a unit that someone else has moved into.

Hollyburn falsely advertises square footage and will take your money then deny the fact. This is an extremely deceitful company.

I will be going to arbitration with this.

Update after Hollyburn response: Checked my mailbox and there's nothing.

They refuse to do in-person showings. Virtual walk-throughs are not an appropriate way to show something, they could show only what they want potential clients to see. Not gonna do business with these people.

I wish I could give -10 stars. This company is stuck in the Palaeolithic Age and managers can’t accept a negative feedback - I would love to receive honest feedback from costumers if I was a business owner. They call you irritated, and don’t even want to listen to your point of view, because their staff are always right. Probably not much competition around, since they don’t care about pleasing their costumers, but I would really avoid renting from them, so unlike me, you can sleep well. Thanks

Diana, one of the property managers for Marpole, south Vancouver.
Diana went WAAAAAAY above and beyond in facilitating our move out of our apt.
She is a gem worthy of this recognition and deserves Hollyburn's praise.
Thank you Diana and Hollyburn for a pleasent 2 years in Vancouver!

Hollyburn buys older properties & updates the look but raises rents 4 to 8% above guideline each year. That compounds to 22% plus. It lures wealthy residents but pushes out seniors on fixed income. Shirley, the Toronto property manager gives you her card but never responds to tenants' calls for help. She often won't respond to the building's superintendent, so he can't help. She gets her hair done, though! Stay away from Hollyburn. Looks good, but you'll have issues.

They are not about the community, nor do they care for the tenants. My key broke in the lock after I got home from work, the resident manager said their locksmith stopped working at 5pm. Basically said she could do nothing. So I guess I could sleep on the street this night? Ridiculous! I had to get a lock smith got stuck with the bill, and head office said that this is my fault because I broke the key. Nothing about them being responsible to maintain the lock. Thanks for messing up my budget.

UPDATE: The company did reach out to me, but no action has been taken as of yet.

Near monthly car break-ins in the gated garage because their buildings have absolutely no security systems in place.

I will take this review down when we finally get security cameras and I can finally lock my car and roll the windows up.

Renovicting, endless rent increases, taking advantage of tenants, arrogant management etc.a large part of the problem in Vancouver's affordability crisis is the greed and poison that this company sows. Hollyburn has been in the media many times for its money grubbing abuses. The City of Vancouver should be ashamed of itself for letting this company buy up such a large chunk of rental purpose properties. It's really reduced quality living in Vancouver.

Hollyburn Properties does not even deserve one star. Greed Greed Greed. It's just money money money with this vile company. Total disrespect for the tenants. 2040 Nelson Street is a constant construction zone.jack-hammering, grinding, drilling, renovicting, etc. Their latest abuse is exposing tenants to asbestos while workers run around the building in hazmat suits and respirators.

Terrible experience, and never renting from hollyburn again. We lived in the west end, at the barafield, for a year. From the beginning the experience was nothing but unnecessarily stressful due to the poor management.

The building itself was okay, despite the mice and cockroach issues. Essentially, we were paying for the great location.

Frequently, management entered our suite illegally and without proper notice. After it happened multiple times, despite us calling them out on it, it became clear management was doing it because they wanted to, or were just too lazy to follow the proper guidelines according to the bc tenancy act.

More than once, I woke up to the maintenance guy, someone I did NOT know and did NOT give permission to enter, standing in our suite, telling me to “go back to sleep” while he patched up holes. (Without any sort of written notice to let us know he was coming in)

A different time, we put in a request form to fix an issue, and the next day management had come in, fixed the problem, and left without telling us they were even coming in on that day.

During the last month before our move, with the new management, this behaviour did not stop. Despite having new management, they again, entered our suite without giving us proper notice, and in an illegal way. When we sent them an email, asking them to cease their behaviour, they attempted to enter again, for an “inspection” despite having carried one out days before. This is illegal, as management is technically allowed one suite inspection per month. We believed this behaviour was purely out of spite, as it was in response to us standing up for ourselves and our rights. Luckily, after we quoted the tenancy act, they realized they were in the wrong and left us alone.

These are only a couple examples of a years worth of dealing with incidents such as these.
I felt unsafe and privacy had been completely violated.

We could never get a straight answer out of management how big our suite was. Because repainting and other charges are based on square footage, we needed to know how much we would have to pay if we needed to clean them. After a couple emails back and forth, with no straight answer, management eventually just stopped replying to us. This was a common occurance. This behaviour is shady, and completely unprofessional, and I believe this is a common occurrence renting with hollyburn.

We were told it was around 600 sq feet at the beginning, and when we took a tape measure and measured it ourselves, it came to less than 450. We asked for floor plans throughout our tenancy, and they could never give us them because of various issues. Apparently, they were never given them.however they can still charge people based on square footage, despite not actually being able to prove how big each suite is. This is ridiculous, and clearly takes advantage of people. Beware of this obvious scam.

I would give it 0 stars if I could.

Hollyburn is a good choice, especially for new comer, they dont require much reference check as other places. Building is well-located and well-priced. Manager is supportive and friendly.

Went to look at this apartment yesterday with ny husband, it's nearby marine drive, the Impala building suite #00206. Spoke with Jerome or Jeremy the guy who showed up the place. I told him we we're interested and to send us the forms. I was texting back and forth with Yvonne and I even told her we will take it, we will fill out the forms and I want my daughter to also look at it because it's for her. She's going to Ubc. My daughter called them this morning told her to come, she came in the afternoon and she was told it's rented out. No one even called us back to let us know this. When I told Yvonne that we are taking it. Very unprofessional. I would of been okay if someone at least called to let us know but nope no one called to apologize. Very unprofessional

Toronto - Oriole Parkway Apartments - We have had our rents increased above the guidelines five times in 10 years. This has added an additional $200 extra MONTHLY on top of the monthly rent to be paid over a period of 14 years. This is close to $35,000 for each tenant. We have another hearing tomorrow which will likely add another $50. They are trying to force long-term tenants out of the building so they can increase the existing rents by continually bringing Above Guideline Increase applications against this building.

I live in the Westend. DO NOT RENT FROM HOLLYBURN. EXTREMELY SHADY. They repeatedly enter the suite without notice or permission and then tell you they don't have to give you proper notice if they don't want. (This is the building manager with the company's approval for them to behave this way.) I would only live in a Hollyburn building if you are very well read on the laws and willing to fight.or just don't care about your privacy. The building managers are very rude, uncooperative and disrespectful.
