The current manager given for Dawson and Sawyer is very unprofessional and very impolite. His Name is Irfanul Kabir. He doesn’t manage the work he has to complete on behalf of the residents/building properly while expecting all the residents to help him for everything he needs to get done.
Most of the people in the apartments complain about this issue. When an elevator is not working he s trying to pass the fault to the residents who was going in it at that time. Also alarms goes on and off all the time without any prior notice. This issue is there for a long time now. What kind of an unprofessional person he is with such a bad attitude.
Bad mark for Rancho too.

Effective communication with their Senior Manager Alex Anderson made my condo rental went well - he is responsive and gave me a lot of advices before and after my rental and when I face problems with the place.

We used Rancho for our rental for about 3yrs. When we told them we won't need their services anymore, they aren't that responsive and organized anymore. They switched representative that dealt with us for a few years and didn't let us know. Seems impossible to get tenants damage deposit back to owners. Tenants reported damages to the unit and Rancho didn't let us know, so we could address the problem. You get that you pay for seems like. Fee was of $100 per month to manage one apartment. We won't recommend this place

This company is the absolute worst property management company I have ever dealt with. I have lived in many different condo buildings in Toronto and Vancouver, including the Shangri La building in Vancouver, and I have never seen anything like this. These people are incompetent and awful to deal with. They are slow to respond to emails or they just don’t reply and you have to follow up many times, they have withdrawn money from my bank account without my authorization, they charge ridiculous fines to condo owners, the lobby at the building where I live had a flooding incident and it has been left without any work for a couple weeks now, other buildings around have nice Christmas decorations we barely got some after complaining last year, and the list goes on and on. Just a terrible experience.

Legit the WORST strata management company I've ever seen! Issues have been brought to our Strata agents.yes agents as we have already had to fire one. They do not respond to complaints and if they do its we are working on it or what do you suggest we do? This isn't good enough! My hard earned money is being wasted by this useless strata company! Why am I paying high maintenance fees for my building if the company can't even find the time to respond to emails or deal with complaints. The fact they even have a 3.8 star rating is super surprising this company deserves less than a 1 star. I haven't even been contacted by anyone at Rancho since I have forwarded them numerous issues with my building. If this is how you conduct business I will be thinking about selling my unit more seriously come Nov!

Recently I rented my apartment through Alex Anderson/Rancho Management. Alex was very professional, helpful and responsive, which made the process pretty smooth and easy.

I started working with Rancho this year and they have since handle all of my properties. Alex Anderson and Jorge Ribeiro were helpful and responsive. I would recommend Rancho to owners who are looking for professional rental management services.

Rancho Management is a super professional company with all friendly and helpful staff. Specifically, Alex Anderson has provided his excellent professional services. He is also really responsive to my request.

Terrible property management! From the staff attitude, responsiveness and alertness of the building.

A terrible "management" service, my family has suffered them in three separate buildings. They don't care about pleas for attention, they are tremendously disorganized, and they hide the insurance papers that the neighbors pay for. They are expensive, arrogant, and distant.

I agree with all the 1's= because there isn't a zero rating possible. Rancho Mismanagement Services is a better name. Gus, the Strata property manager gives less than a damn. He does 10% of the work he should be doing and does that so poorly, most have given up complaining. Delayed replies, if any, and can't be trusted. Avoid Rancho MisManagement.

We own an investment apartment in North Vancouver and our Owner's Agent & Rental Property Manager Nicholas Huang is a consummate professional. He is responsive and gets back to me in a timely manner. He has excellent customer service skills, and if there is an issue, he provides all the information so that I can make an informed decision. He makes my life easier as an owner.

Sometimes they reply to email; sometimes dont; but overall they are much better than other management companies I know

Rancho is the worst management company you can come across. Rude, always trying to fine you, and unprofessional to say the least. All the 5-star reviews are all probably fake because they are the worst of worst in management company in Vancouver. Stay away from them! RUN! They just want to get money out of your pocket. Money-grabbing a-holes!

I don't think I have the words to describe how poor my experiences have been with this management company. They charge ridiculous fees, force you to spend insane amounts of money on insurance, and after all of that. They proceed to do nothing for you

I had water damage in our washroom from units upstairs. I told the strata agent from rancho. He very clearly did not care and did not want to help at all. Kept telling us it's not his problem and we need to deal with it ourselves. A few days later, I find that they sent people over to investigate. So what is it? Is it our problem or not? Kept flip flopping back and forth with poor communication as to what we should do to handle the situation
At the end they wanted nothing to do with it and forced us to deal with everything ourselves.

Our strata agent very clearly is just there to get paid. He will avoid helping you at all costs. Puts more effort in avoiding the people he should be helping than actually helping us.

Terrible and unprofessional service!

I had an appointment with Kerby Ho for house viewing at 11: 30 in Richmond, I came early at 11: 20 (11: 20 is 10’ before 11: 30) and tried to call his hotline a hundred times in 40’ while standing right at the entrance under STORMING WEATHER. I even tried to call the building manager as well as Rancho Management Service to look for Kerby Ho or anyway to contact him.

Imagine you go all the way from your city to another city for a house viewing under storming weather and the realtor not even give any respect to you by just leaving without notice.

I gave Kerby Ho my phone number when we emailed to set up the meeting and he even did NOT give me a call or email to ask where I was if he couldn’t see me. Unless he literally was NOT at the accommodation. I had to send him an EMAIL to ask where he was and he replied right away that he left for his urgent appointment …!? What kind of customer service is it?

Kerby is the very first realtor in Canada I’ve ever seen contacting customer only via email, and he even doesn’t care of sending me any messages or email until I do while waiting for him in 40’.

I look for a suitable accommodation for myself and my family, but from now on I will NEVER give an eye to any accommodation that serviced by Kerby Ho or Rancho Management Service anymore.

How disregardful and disrespectful you are to clients!

I have contacted Rancho Management for rental property management services and Alex Anderson was assigned to me as a property manager. I am quite happy with the service from Rancho and Alex Anderson. The management rates are very reasonable. Alex is always available to respond to my questions and his work has been excellent.

If I could give 0 stars I would. Jorge Ribeiro is un-organized and really bad at responding. They try to set up a time with you to look at a place and right when you confirm they cancel. HORRIBLE. Avoid at all cost!

I would give 0 if i could. I had a fine for a bike in the elevator, they followed up 6 times. I complaint about racism 3 times, i was not acknowledged a reply. I told the concierge team that there are burning smells.they tell me its not their problem - and there's a fire the next day and the management completely neglected it. The management doesn't really care, they just want to collect fines. They try to dictate your life, I only have my brother in Vancouver and he cant visit me cause they wont let the same car park in the guest park more than 7 times a month.can you believe that? I will avoid this management and any building they manage at all costs. I will be sending a formal complaint to all the relative organizations

We were looking for an apartment for lease and Alex Anderson from Rancho Management helped us to find our suitable unit, he is acting as interface between tenants and owner and he followed all queries and cases completely.

Nicholas Huang has been my rental property manager since 2020. He is very capable, efficient. He is professional and courteous, and responds promptly when I reach out to him. I am very satisfied with his services.

This company is here to collect free money either from landlord or tenant wo doing anything. People are choosing them not because of their nonexistent service but cheaper management fees. Be careful!

Great experience with my building Rancho front desk agent today! When I down stairs and ask just only one question about Why BuZZ code is not working, at the beginning they are ok. But when i ask when will the buzz code issues will be fix, they lost their patience and attitude. One of the agent start to get Angry and Rage at me said that the building was working on it! Come on! I just ask the question, i am not rush you to fix it and i know that's building or developer issues. But with that horrible faces and attitude i feel like unsafe to talk with your concierge. They action like they will eat me right away. I understand your agent is dealing with tons of question and need to answer the question. Yeah they yield to me too.

I recently started renting a unit managed by Rancho. I worked with Alex Anderson during the viewing, getting everything done for the lease and getting moved in.
Alex has been easy to work with and very responsive throughout. He answered all of our questions prior to closing as well as during the inspection. He made sure we had everything we need to move in and got us connected to the different folks for Strata, elevator booking, etc.

Jorge Ribeiro helped me find the best place for rental in my budget.

Jorge was always helpful throughout my stay in the unit which was managed by Rancho Management.

A few times Jorge went out of the way and helped me repairs in the Unit.

I had a really good experience with Jorge, he is polite, kind and addresses all the issues mostly ASAP.

Jorge Ribeiro from Rancho Management services has provided me with excellent service so far. Always quick replies and assessed the situation right away.

Total garbage. Don't do anything about major issues, then manipulate the system and issue threats to not pay money owed. I wouldn't rent with them if my life depended on it - and I feel bad for the property owners who they swindle and then don't make an effort to protect.

Worst strata management company ever! Strata manager, Francis Yeung, does not respond to emails or phone calls or voice messages at all. Leaving client out in the air is very unprofessional. This is not the first time he is being non-responsive and it took him weeks to reply which was not acceptable. I wanted to give him another chance but now he just showed me that he does not deserve and value the chance. I feel that we switched to Rancho for strata management is a wrong decision as Francis is not helping the owners to solve problems and he does not feel anything wrong with being not responsive. Your unprofessional attitude has granted you with a poor rating review and a complaint on file. I am giving ZERO star, not even deserve 1 star (but I am forced to give 1 star in order to post the review).

Our Rental Property Manager assigned to us by Rancho, Jorge was super professional and very responsive. Replied to emails or any other query immediately. Had minor appliance issue once, Rancho sent us a handyman the very next day.

Much professional service than any other building than I had lived in the past.

Apartment had nice view as well. Only moving out because we bought our house.

BC TOP TERRIBLE SERVICE EVER! Emailed "NICOLEEEE" for couple months.she did not get back to me regarding an unauthorized fee in my account. I called her and emailed her for SO MANY times. NEVER GET ANSWER! You are our PM, Replying an email is not that HARD. PLEASE DO NOT IGNORE MY EMAILLLLLLLLL and SAVE my time!

I own condo that I wanted to rent but couldn't manage it myself. So I contacted Rancho Management and Alex Anderson was assigned to me. His work has been outstanding. He rented the unit very quickly to a nice couple and has been on top of all the issues they have had. The management rates are very reasonable and the service has been great. I would recommend them to anyone looking to have their property managed.

I moved into my brand new building and needed the charging ports activated for my electrical vehicle. The Strata Manager named Carmen Zheng said she was working on it and it has been over six months. Today I called Chargepoint (Charging Station Company) and they said my Strata Manager did not even bother calling them at all in the six months. Please steer away from this company as their work ethics are slow and unresponsive.

JUST HORRIBLE ANYWAY YOU SPIN IT. Poor management, literally NO customer service, landlord or tenant service, Their office has been closed for 6 months, no one responds to emails, or return phone calls, from the property managers to the rental managers to the accounting team.there is only a secretary who will put you on hold till you hang up. I am shocked with the terrible quality of service! Considering their strata fees and other charges! No one is willing to lift a finger in that company and no wonder they go through staff at all levels more than I go through paper towel, if you are lucky enough to get a hold of someone, he or she has been recently hired without any clue about whats going on!

Manager‘s attitude is worst I ever meet. Never pick up phone. Even I went to his office I denied to entry. Since I first to contact him about maybe more than two month he never responded.

We just bought a condo in Feb and are already annoyed by this company. You can just tell that their staff do not care about you at all. Unprofessional and incompetent indeed. We emailed them our PAD at the beginning of February to their accountings email described on their website. And they just completely missed it. After a month they contacted us that we need to give them our PAD as soon as possible for strata fees. We reattached the email sent a month ago and called them multiple times. Guess what, they still haven’t figured out a way yet. I don’t know how to help these people to do their job anymore.

Worst ever, I'm considering selling my condo just to get rid of them. If you want to feel like a 5 years old with tyrannical parents, please, hire Rancho!

Impossible to talk to anyone, they are absolutely useless and it seems like their only purpose is to send fines for petty or inexistent things? I'm still contesting a fine and although they don't respond to me they do send new fines.

I am very satisfied with service of Nicholas Huang. I could have a good starting point due to Nicholas. I strongly recommend to work with Nicholas if you don't want to get stressful due to rent which is one of the huge money spending activity in our life.

My experience with Rancho has been positive overall. Communication with Alex has been professional and issues with the suite were dealt with promptly. I would not hesitate to rent through Rancho again.

My only experience working with Rancho is with Alex Anderson. He has always been professional providing excellent service. The building I live n is about 18 months old and Rancho seems to be doing an excellent job managing the property.

I e-mailed a rental property manager working for this company about an ad for a rental unit on craigslist. He replied quickly without addressing me by my name, without thanking me for the interest, with punctuation and spelling mistakes in his e-mail. While I responded to his reply within a few minutes, he completely ignored my e-mail for two business days. Dear owners, I don't recommend using this company to manage your property. Why pay people to manage your property when they are going to interact unprofessionally with potential renters? For the type of service that they provide, prompt replies and correct spelling and punctuation should be a MUST.

The receptionist was very unprofessional.
When I got there today, this girl was writing something behind the table. She saw me and then kept doing her own thing. Didn’t say anything at all. And there’s a lady standing on the other side.
I waited for a bit and said ‘hello’ because I wanted to know what’s going on and needed her to inform the person I had app with that I was there. She looked mad and said ‘I am helping her right now! ’ I waited another 10mins while she was writing and chatting something casual with that lady. So I had to email the person to let him know I was there.
Receptionist is a very important role of a business because they are the 1st people who talks to the clients. This girl could’ve at least asked me to wait or have a seat or something.

Especially, my manager, Mr. Alex, is always kind and gentle. When I ask him something, his feedback is quick and accurate. He's a great manager, and I recommend him.

Rancho is managing our new strata townhome complex. Our strata manager, Rebecca Wilde, is doing a wonderful job. She’s organized a Strata Council, advised us what needs to be done in the first couple of years, held regular meetings on and off site, makes regular visits to our complex, manages the finances, notes deficiencies, and all the million other things that go into managing such a complex. She’s professional, organized, responds to emails, and is available after business hours. When I heard how many complexes she manages I wonder how she does it. Well done.

Their after hours emergency line is a joke. Seriously. Is a joke. They don't really care how u feel, they just know how to say sorry, there's nothing i can do.

Alex Anderson helps me a lot with my rental property in Vancouver, our first meeting was setup in a really tight schedule (becuase I have a plane to catch), he showed up on time and left him the key, and this is where magic happens. He ran ad, credit check and filtered out a few tenants for me, and now the tenant rented over a year with no issue at all.
