Management that enforce 1 tenant max for a studio is abusive. You should not set unreasonably low figures in order to maintain a quiet atmosphere or to reduce wear and tear.
Edit after their unapologetic response:
- The National Occupancy Standard is not a rule, regulation or guideline for determining if a given dwelling unit can be rented to or occupied by a given household.
- The Standard is not meant to an enforceable standard for private landlords or community housing providers to use to decide whether to rent, or continue to rent, a given dwelling unit to a given household.

Lately, it has gotten really hard to even secure an appointment for viewing an apartment in Downtown Vancouver. I moved here for a new job from New York and I was tired of my appointments getting canceled every day. It's not the real estate company's fault. I talked to lots of agents and they showed me how they are literally getting thousands of inquiries right after posting an ad.

Anyway, I was really lucky to get a viewing here and I had to provide all of my documents listed in other reviews and thankfully the process worked out in my favor.
I would like to point out that the staff are really helpful and friendly (shoutout to leasing agent Jasjit, Building Managers Eric and Alisa). Right from day one, they have been really responsive to all of my queries and requests and any maintenance requests were immediately addressed. The building is very well maintained and the location is amazing. The fitness center is a steal for the fee they charge and the parking is spacious (not cramped like other buildings).
I would definitely recommend based on my personal experience and I hope your application gets through.

Okay, I should have read this review first.
I had the same experience as below many people had.
I provided all documents which contains very sensitive information.
The final decision has made and it took 6 days. I lost other opportunities. I totally wasted my time.
I was feeling like I am applying to a job. The process like below:
1. Sent all support document
2. They showed me the unit
3. In person interview requested and said 'I like your application'?
4. Rejected my application

I am making 6 digit salary and have great references.
I had proven my 150K+ cash balance bank state.
What else should I be better to be your tenant?

Never felt like this desperation. I feel ashamed.

I should say the same thing.
"Do not waste your time and find better place. "

Have lived at Shoreline for 18 months now and my experience has been first class from day one. The apartments, views, facilities and location are all excellent. Never had any problems with management, maintenance or neighbours. Seems like most of the negative reviews here are to do with the application process rather than the place …

Probably the worst company I’ve applied for a rental with. After calling and emailing non-stop, I finally got a hold of someone named Alisa and I explained that I was moving to Vancouver for a new job. Alisa asked me to submit many documents and an application. They ask for a LOT, such as bank statements, proof of income, pay stubs, credit check, IDs. I had never been asked bank statement before as it has a lot of my private information but I did as I was asked. I had good credit, work for BC Government with a permanent job, have good employment and landlord references and I even said I had a guarantor if they were hesitant on a lease. Emails of mine kept being ignored and I didn’t even know if they were processing my application. Today I finally received an email from Jina saying that they are going with other candidates due to “volume of applications”. Not sure what that even means since I applied as soon as the ad was posted. Extremely frustrated with this company and would not recommend it to anyone.

DO NOT RENT HERE! This is going to be a long review but bare with me. I’ve been a tenant at shoreline since they opened, and I was the first one living in my unit. Management was great until I signed the lease. They changed management at least 3 times during my years living there, and sure the new one is more responsive, but just as bad as the other ones. My last place I rented for 6+ years and never in my life had such a bad experience when renting a place like I had it here.
- Management are greedy and will do anything to charge you more. They’ll mention things as included before you sign the lease then deny it after you signed it and charge you.
- Rent is extremely inflated - the only thing good about the building is the location. They claim because the building is concrete it’s very good at soundproofing but you can hear absolutely everything from your neighbors (from walking to intimate night noises). Also worth mentioning some things were poorly installed, such as the kitchen sink which fell by itself once.
- Fire alarm goes off AT LEAST 1-2 times a month (some other months it went off once a week)
- Management will only answer when they want to. Most of the time they’ll ignore.
Other incidents:
- Maintenance opening my unit while I was in it without permission or notice while I was on the couch in pajamas
- Management denying my visitor which resulted in me having to contact the tenancy branch while I was traveling abroad
- Lack of respect during inspections, had someone completely messing up my apartment and just leaving it like that (photos to prove it)
- Management changed paying platform without notice while I was out of the country and Wouldn’t accept any other form of payment unless in person even though they were the ones that never communicated the change
Please reconsider your decision when thinking of renting here - save yourself the stress.
PS: I’ll make more edits once I move out officially on august 31 as I’ve seen other reviews that say they made it extremely hard to move out.

I’ve living for 7 months now. The maintenance is great! Whenever I call or send an email they come to fix right away. The apartment is very clean as well.

I was moving to Vancouver and really wanted to live at Shoreline. I had contacted them numerous times and after finally getting in touch with someone they told me to submit an application. I did that, sent bank statements, proof of income, a letter from my job, everything they asked. I was sent a video of one apartment and fell in love and said yes, I will take it. They said they needed to review my application and I said I could send a deposit right away and first months rent…. And that’s the last I heard from there. No one EVER got back to me. I left multiple messages, texts, emails and nothing. Anytime I call, no one answers and voicemail is full. It’s very unfortunate because this place is a great location and beautiful but management doesn’t seem to want to help potential tenants. I have 2 stars because at least o was sent a video of the rental unit.

If I could rate it zero star, I would.
The encounter with the rental real estate agent was so unimpressed. I submitted an application via their online website and added additional document that someone would normally have. Yet they insisted on something that does not really matter much in terms of ability to pay rent. Somehow they requested zoom meeting for no reason to discuss my application (for what?). Never had to have a meeting to rent an apartment in my live. Multiple agents replying my email and requests yet, no one seems to know what they are doing.

I can already tell the management will be very bad when they are disorganised. At the end, they came back to me saying it is a bit early for the intended move in date, check later. And this wasted me 3 weeks back and forth. The location and building might seem nice but honestly, if the management is bad, I wouldn't bother.

So far, moving in to the Shoreline West End apartments at the beginning of July, I've had a great experience. Back when I was shopping around for an apartment to move into, Patrick was super helpful and accommodating for viewing times and answered any questions I had without hesitation - I felt like I was in good hands here, on top of how nice the apartment was that I'm now living in.

When it came to moving in, I had a specific date and times my movers were able to move or else I might not have received my stuff for weeks (government move), and I was given the information rather late into the game. Patrick bent over backwards to find me a spot on one of their busiest days of the year, securing a time and an extra elevator, and made for a rather effortless move-in.

After living here for half a month, I can still reach out to Patrick and the rest of the management team without worry, and they're always very responsive. They're professional, knowledgeable, and you can tell they enjoy what they're doing! The maintenance staff are also quick to respond to anything that needs fixing. I had a few small things to look into when I moved in and they were done within the hour. Overall, I'm very happy with my experience at the Shoreline West End!

I moved here last November and I can't think of any cons. With Denman Mall downstairs, its super convenient. Building is super clean and apartments are big and with a lot of ventilation. Management is very professional and helpful. English bay is 3-4 minutes walk and 5-10 minutes walk to Stanley Park. Good safe location with lots of restaurants nearby. I highly recommend shoreline west end to anyone who's relocating to West End/Downtown area.

Management responds quickly up until you sign the lease. Haven't heard back about any of my questions or requests since then. I haven't moved in yet, and I already regret it. Pretty sure management conned me to rent a more expensive unit, too.

I got the call from their rental office manager, last Saturday, she was so rude, arrogant and unprofessional, even she didn’t read the application properly and she asked me an another number of my recent landlord, 2 different numbers on my application already! But she didn’t check the application.
And she requested a bank statement, feeling insecure and stressed.
Be kind.
Be professional.
Be helpful.during this difficult time!

The management are very new at building management it would seem.

They are very slow at responses, and their replies to emails regarding the building and concerns that arise are very disappointing to say the least.

There is a lot of work they need to do to be able to charge the rates they do.

The building is very well located to the beach and Stanley Park and having No Frills in the building is also very convenient.

Some important information you should know so you're not wasting your time.
I moved into this building as soon as they allowed residents to live in here, the building itself is in a great location.and that's basically all you're paying for.
They were super friendly at first and say everything you want to hear about how great their services and the building is, but it's no longer the case once you sign that lease.
- They have let all sorts of people rent in this building in the last couple of months due to issues renting the units out, they'll rent to anyone who can afford the rent, this means smokers, noisy inconsiderate neighbors
- It is incredibly noisy at all times, traffic from denman and delivery trucks and school if you're facing the backside of the building, also construction, there is always some sort of drilling or hammering going on, i'm aware of at aleast a few instances where multiple tenants have complained, yet it is still ongoing
- Complaints on heating issues or i should say, innadequate heating, noisy neighbors and chain smoking in balconies go unknowledged, or they simply reply and don't do anything about it.
- In addition to my rent, storage charges, I've since paid this company a few hundred dollars extra on different "fees" aka any extra charges they can think of to squeeze more money out of you
- If all you care about is location, then go for it, if you care about your quality of life while paying the preposterous rent prices they charge, then look for better places around the area

I regret signing a lease with them. It's possibly one of the worst buildings i've rented at (despite it being so new, also note: cheap construction) and i've lived in west end for a few years now. 2 stars for location and in suite washer/dryer.

Great building, super convenient as it is connected to Denman Place Mall that has a grocery store (No Frills), drugstore (Shoppers Drug Mart), dollar store and many other neighborhood convenience shops (cafe, bank, tailor, dentist, barber, etc). The management has been very responsive to any requests and they have staff on-site to deal with issues diligently. A great place to call home in one of the best locations in Vancouver!

Amazing location in downtown Vancouver. Stanley Park and English Bay are only a few blocks away. The property is super convenient and is connected to a boutique hotel and a nice neighbourhood shopping mall that has a major grocery store, pharmacy, liquor store, bank, cafe, etc. Management is responsive, and the apartments are very nice.

Misleading and unprofessional company. Beware of management running the building. Not worth the high prices they charge.
