Absolutely horrible strata management company, their expectations from tenants are very high, however when a tenant asks for something to be fixed their reply is: YOU ARE NOT OUR MAIN PRIORITY.
Don’t ever get involved with STRATACO LTd.

This is the absolute worst Strata Management to deal with. I would have given minus zero if I could have. The south elevator has not worked in over a week, reported the issue same week and to this day it is still not repaired.

They are notorious for sending out emails to you that you cannot store items in your parking space but yet people keep doing it over and over again. Six years later they still don't do anything about it.

Such a slack and lazy company to say the least.

Worst management company ever. The strata manager NEVER responds to email and never returns phone calls. I have no idea why our strata council continues to employ these people but I definitely DON'T recommend that yours hires them.

Awful customer service, awful response time. In the 6 months in my new townhouse it has taken our "representative" no less than 2 weeks to reply to even a simple email. He spells my name wrong EVERY SINGLE TIME and responds using only poorly formatted form letters. No direct emails either, just a miscellaneous inbox you email and hope to get a reply.

I had to wait 2 months for a question to strata to be answered, only to have it answered with another question, and let the process begin again. Also have received correspondence that has nothing to do with my unit directed at me instead of the correct recipient. 6 months now and I still don't know if I can make a simple modification to my unit.

Skip this mess and go with NAI. They respond with 24 hours and are willing to work with you on any issues you have. My last place used them and I was super happy with them.

I'd give Strataco 0 stars if that was an option.

After a few weeks of moving away from this awful company (Strataco Management Ltd) and working with a new management company, our Strata is already seeing a huge improvement over communication, the way things are handled, planned, and fixed. I mean our building was really in a bad shape (leaks everywhere, doors and common property structure rotten) during the year when we worked with Strataco. Strataco never repaired anything or never answered our phones or emails so fast. We even had an AGM voting misrepresentation where all Owners voted YES on an item but then BILL LIDDLE in the official minutes mentioned that all Owners voted NO, and they rudely refused to amend it.

I’m so sad that they don’t train their employees properly with phone etiquette… the lady that answered the phone wasn’t that friendly and hanged up on me without even answering my questions fully and properly…
I’m so sorry for who else that have to endure the bad experience and ruined mood from just phoning about some simple questions to this management service company.

The worst management company I have ever dealt with in my life. They tried to slap me with a bill that belonged to another unit and threatened to take me to court. The level of unprofessionalism and arrogance of the manager is mind boggling. Avoid like a plague.

Provides poor legal advice to council. Does not reply to emails or voicemails promptly.over 4 weeks from a strata meeting no minutes published, no response to issues brought up. I've been waiting over 3 months for a reply to my original issue. I'll be bringing this up at an AGM

Totally shocked to see the poor rating and the negative experiences, makes me wonder if we are talking about the same management company. Our small townhouse complex has been working with Strataco Management and Al McKay our strata manager for the past 15 years.

Al has always been professional, works with strata council collaboratively, hears our concerns and provides sound advice, so that council can make decisions on behalf of owners, and if he has been away he will contact council to touch base. Al is pretty responsive to emails and phone calls, and there are times when response may be delayed or missed because of the volume of incoming emails and calls he receives per day, as he manages multiple sites.

Due to the unprecedented hike in strata-corporation insurance in BC, Strataco Management was instrumental in negotiating a descent insurance rate for our last renewal.

Our experience with Strataco Management and Al McKay has been positive for the past 15 years and we will continue to work with them.

Very dishonest. No respect for owners' rights. Ignorant. Rude. Typical crooks. AVOID at all costs. Our strata has millions of $ unaccounted for.

To other victims of Strataco: we've discovered a Reddit group @ UBC that is focusing on corrupt real estate professionals in the lower mainland. We are coordinating with them to assist each other against further abuse by this criminal organization and its licensing authority RECBC.

Look for #thepanda #bccorruption #strata_reform_now - if you meet criteria we are willing to share info.thx, lets end this abuse by Allan Grandy against BC strata owners!

Meg, I can't find any of the groups you reference but would like to connect. We are in the same boat. I was treasurer last year and found we were missing roughly $170k from our CRF, when brought forward the issue was held off. At the reconciliation of accounts they didn't attach the year end bank statements and avoided the request for it.

I was unable to make our AGM and proxied in for re-election to treasurer, but was told by our Strataco PM that I wasn't present at the AGM and was off council. I am no longer receiving financials from strataco but instead from the other members who voted me on.

It's shady AF and I'd like to chat with others as I feel that $173k is simple "gone".

They also asked us to pay. 25 cents for each page of our own corporation's records that we would like to review. That is a alot of money. Why isnt this information shared with all the owners? They want us to buy paper from them. That is very strange, no? We have sent dozens of emails since we bought our home in 2015, but StrataCo has yet to call or email us back. We are also very suspicious of these people.to Steve Winde - you start your 1star review with "I do want to start off with the positive of that the accounting department of Strataco is responsive and does a good job. " - haha - our strata ownership group has NEVER seen the financial records of our corporation ever. I doubt they are honest with yours. Can you prove they have not been embezzling from you for years? 100% no you can not. And, they steal not only your money, they steal your rights and security as an owner.

I am surprised to find other negative reviews
as I have found the service provided by Carey
very responsive and professional.

One example of a story,
I have had a bad experience with a subcontractor sent by strata previously.
This time when another issue occurred,
I did not want to go through the same thing.
I have contacted Carey right away and explained my concerns.
He understood right away what (who) I was talking about.

Upon the conversation, another subcontractor has been sent
to my suite, and he has done a fabulous job on fixing the ceiling.

Although the process took a bit long,
the communication for each appointment was thorough,
and the job was quite professional.
I was happy with the whole process this time.

I am also very thankful to Carey for his prompt and smooth communication.
Just want to tell people out there that different people have different experiences)

I do want to start off with the positive of that the accounting department of Stratco is responsive and does a good job.

However all of that work is completely negated by the experiences we've had with our property manager. Our property manager Eran is not professional, not responsive and does not provide good value to our complex. When people have questions he is rude, regardless if he has the answer or not. When writing emails to management, make sure you only type one or two sentences, and use small words. If you try to include more in an email he most likely won't be able to comprehend it and ignore the entire email.

The AGM that he was supposed to be facilitating was a train wreck. He doesn't listen to people and cuts people off. He wasn't able to run the meeting in a timely fashion because he kept rambling on about things that didn't answer people's questions. There were a lot of questions that people had, and he just didn't have the answer but still felt the need to talk for minutes on end.

I have sent 8 emails and 6 voice messages to my Property Manager, Carey, since early March of 2021, it is early April now and I still haven’t got a reply or call back from him. I brought up the non responsive issue to the StrataCo owner, Allan, end of March, 2021. Allan never reply or call me back either. Of note, I had another question for Carey in January 2021 and mid 2020, he never got back to me after multiple emails and voice messages. Just to be sure, I was checking my junk mail daily just to make sure his email didn’t end up there. It is very frustrating when there’s no communication at all!

I STRONGLY recommend for Strata Councils NOT to choose the StrataCo Property Management Company if you are passionate and responsible to the residents who you volunteer your dear time in your Strata Corporation.

I'd like to give zero star if I could.
I am dealing with a dispute since August 2020 they did nothing so far. Many residents in the building are frustrated by the lack of professionalism, response, and actions taken to address various concerns in the building.
Our property manager Carey repeatedly ignores my emails that I brought up issues regarding the building and its bylaws. When he actually responds to emails, some of the information he gives isis completely incorrect by law. The emails also clearly show that he often gives answers that are unrelated to the questions asked to avoid having have to deal with the actual issues. Reading his responses to emails is mind-blowing at times.
I have emailed him many times about an ongoing issue over the past year, and he has again and again failed (or failed to advice the council) to enforce our building's strata bylaws.

The receptionist at Strataco who answers the phone is rude, disrespectful and unprofessional. I have spoken to her twice now and the first time she would put me on hold while I was in the middle of a sentence. The second time I spoke to her she refused to give me her name and was downright rude and condescending. As the first point of contact with this Management Company, this is giving Strataco a very bad reputation.

An absolute disaster! We've been living in a condo in Coquitlam for 5 years and the strata was great until Strataco took over. The phones and emails are never answered, and it takes them a long time to resolve the smallest issues! SO FRUSTRATED!

I totally agreed with Tiana that Strataco is by far the worst management co I have ever come across! I'm a realtor and have dealt with many different strata companies.i never seen a management that rude, disrespectful, unresponsive, not doing any job they supposed to! Unbelievably lame and unprofessional! Such a master!

I would just like to add, we hired Strataco over a year ago and it has not been a pleasent experience. For example, I have been trying to get in touch w/ someone for two days.yesterday, the phone rang and then just stopped ringing. Today it rings and rings, no answering machine! Doesn't even feel like a legit business - worst mistake I feel our Strata Council ever made.
Vivian is our rep, I do appreciate that she does assit, but impossible to get in touch w/ her. Lastly, the reception is so bothered when I call, I feel like I am completely in the wrong for calling during business hours!

They don’t answer their emails.
I’ve sent an email on June 25th, I’ve sent the same email on July 5th and then again on July 12th; still no response.

Other than that, the few times my husband and I have had to call them, they’ve been extremely rude.

Earlier this year, they’ve also let an elevator in our building stay broken down for an entire month and a half!

Do not expect a good, or even a decent, service from this "management", or better said, "chaos", company. Do not trust a word they say; ask everything to be in writing, even then do not expect them to do their job.cc Carey in every email with the hope that he will follow up (is he the only person doing his job in this company?). Be prepared for the worse!

0 STARS! I wouldn't live for free in a property manged by this company. By far the worst company ever. No accountability whatsoever. Emails are ignored completely, and if you think calling them helps think again. It is even worst. The employees are rude. AVOID AT ALL COST!

Terrible company. I’ve dealt with them for over 10 years, and every individual who works for this company is unfriendly and unprofessional. Is it a requirement to have a personality disorder to work here?

One of the property managers tried to proposition me for sex with money. The next time I encounter this person, it will be memorable.

If you ever need to deal with Vivian Cornescu at Strataco Management Ltd, good luck. She never answers the phone, does not follow up with voicemail and never replies back to emails. There were a few times I was lucky enough to speak with her but that wasn’t also pleasant. I am writing this review so that Stratco Management can see this review. Based on the experiences I had with Strataco Management Ltd, even one star is too much to ask for.

We agree with the other reviews - Strataco is very VERY rude, and unprofessional. We are worried about where all our fees have gone? We do not know anything about the CRF. We checked, these guys have ZERO certifications, and there are ZERO assurances. Has anyone checked their accounting?

I'm writing this for my parents, they are older and less tech savvy than me. I lived with parents until last year. They are still there. They tried to see the corporation's documents but were told they had to pay. 25 cents per page (invoices, agendas, contracts, bank records, engineer reports, audits). We estimated that its about $14,500 in photocopy fees because Strataco Property Management will not provide digital email copies. There are about 90+ units in our strata. Does each owner have to pay that?

Burnaby condo for over 10 years, Stratco is terrible at handling issues like restoration as they "send out emails" to pass the buck instead of actually dealing with the problem. I've had to circumvent them and go directly to subcontractors directly on NUMEROUS occasions to get anything done.

Recent choices by them about how to handle the owners money has raised several very disturbing red flags.

Any strata management company should have experience or have qualified individuals to manage large scale apartment/condo upgrades such as pipes, windows, and garage membranes. The costs that owners put forth in the 10's of thousands. Strataco completely mismanaged the costs of a window/patio door replacement project in our building, wasting thousands of dollars per unit. There didn't seem to be the double and triple checking involved in managing and costing these scale of projects out, which would have ultimately prevented the mess that we find ourselves in today.

I've lived in other condos in New Westminster in the past.one of which was self managed and the second by another strata management company. To compare the other company to Strataco Management is night and day. As long as I have lived here, whenever I needed guidance and help, I've found the Staff at Strataco as friendly, professional and HELPFUL! I have heard from other people that we are fortunate to have Strataco as well!

ONE STAR IS TOO MUCH BUT MANDATORY.
In the past I took down a bad review of this company after they jumped to fix an issue and that was a MAJOUR MISTAKE because as soon as I took it down they went right back to their old ways which is horrible customer service. They do not communicate and have zero care to make a home owner aware of any situations related directly to them despite several follow up emails asking for clarity. They flat out ignore your communications unless you've brought up something that they have not been diligent in taking care of which would put them in a bad position. Really bad company and I would NOT ever recommend anyone use this company unless you want problems.

We live in a strata development in Maple Ridge. We have been here since September 2017 and there has never been a time when we haven't had to chase the strata manager (Vivian) to try to get things resolved. Returning e-mails is clearly not a priority. We still have issues outstanding since we moved in. Totally unacceptable!

The ABSOLUTE WORST. Our property manager is extremely hard to get a hold of when issues arise in our building. The only thing prompt with this company is when their office offers to send you into some voicemail when you call in (which is the equivalent to yelling into a dirt hole because nobody ever responds) and when they withdraw strata fees from everybody's accounts.
Clearly, neither customer service nor communication mean anything to this company. Just look at the rest of the reviews.

Can the owner of Stratco please get in touch with me? I had water damage in Sept 2017 and its now May 2019. I am still down to one bathroom coz my bathroom is not fixed plus cupboards are missing damages to my new fixed walls.closest doors not closing. Electric outlets not working and the list goes on and on. The list has been provided to Chad a few times and to Micheal Unger the adjuster and nothing has been done to fix. Last time someone came to see my place from Greentouch was Mar 2018 and after that Euegene quit the company. I have emails from your adjuster that they will fix it. Imade an official complaint through Chad. I am going in circles and I just nees your help to fix my place to what it was before. I have pics and copies of emails plus Chad does too. I am a single Mom on disability and have suffered alot due to the dust situation in my unit that was not resolved after the construction. Chad tells me to forward on to your adjuster and he does nothing and I am going in n circles. Please help me that's all I am asking just listen to my side and see the evidence. If the adjuster claims my list has been completed then that is a lie. My clothes are piled in boxes full of dust coz my belongings were never protected. In Mar 2018 they had a dry cleaning and laundry owner give them a quotation but no action took place and yes I am living in the sane condition. This is totally unfair! Please ask Chad for all my emails that I have sent including pictures!
