Beautiful little shop with an awesome selection of KPop products. Great Vibe and quick service.

One of my favourite bubble tea places in Richmond, they have a wide selection and decent prices. They also offer mochi bubble waffles which are soft and chewy. My go to is the rose series bubble tea and strawberry mochi waffle.
Tried the tiramisu waffle recently and it was really good, except for the crunchy ladyfingers. The speculoos waffle and tiramisu have been the best ones I tried so far.

The black sesame bubble milk drink I had was really good. This place is quite unique for its K-pop memorabilia and fan celebrations. Today, they celebrated Seventeen members Woozi and The8’s birthdays with freebies (photo cards, cup sleeves, postcard…) for all their customers. Vendors sold fan merchandise just outside their back door…very festive!

If i could give 0 stars I would. If you want to know what this place offers, look at their lowest reviews and those will definitely be the most telling of this place. We ordered at 9: 09 and the cashier tells us it’s going to be a long wait. 30 minutes passes by and no waffles yet. I check in and one of the employees is like “it’s just coming up”. Now its been an hour. I hear the cashier call our order so I go up. She’s like “we’re having trouble making the waffles do you still want it? ” At this point i’ve waited an hour and she told me it’s going to be another 15 minutes at best. I took my refund and left with no waffles. If you’re not able to make waffles, maybe let everyone know earlier on instead of making people wait for an hour. We weren’t the only customers that we were waiting. The seating area was busy with people waiting on their waffles. For a place that specializes in waffles, you don’t know what you’re doing. If you can’t handle the business, why don’t you just stop taking orders at a certain time instead of wasting everyone’s time. Never ever going here again, save your money and go to Icy Bar where they actually give you what you order.

This is one of the most consistent tasting BBT places but there is generally a wait. I don't mind because the staff are accurate in making the orders. Love all the different customization options and taste wise never disappoints!

I stopped by here for bubble tea recently. The shop has quite a bit of nice Japanese toys and accessories. They have an extensive menu and the prices seem quite reasonable. I tried their Grapefruit bubble tea with pearls. It was good overall.

Their red bean matcha ice cream and strawberry on matcha waffle is half portion as before. Strawberry are sour and mini.

Very nice little spot with various drink and waffle options.
Their staff are very friendly and kind.
Keep in mind, this place can get very busy at certain times of the day, so it can be hard to find a place to sit.

I came here several times, one of my favorite bubble tea shops in Richmond. Bubble tea and bubble waffles don't disappoint. I personally enjoy Mango supreme with red velvet bubble waffles!

They work so hard and have so many vendors to do cup sleeves and the staff are always smiling on those days even with a line around the building! We go to almost every event never disappointed!

I used to come here often but the quality has dropped drastically since my last visit.idk if it was the shop itself or just happen to be the staff working this shift. I ordered one of the specialty waffles and an original waffle. Back then, the waffles were always fresh and warm, but this time they came out cold for some reason. I suspect they premade them to serve instead of making them fresh? Also the green tea was too strong it was bitter and the colour was murky so it was probably over-steeped by a lot. Luckily, they were kind enough to remake them to a more decent state with warm waffles.

The bounciest, chewiest, and most 'qq' pearls I think i've ever had! Although the texture was perfect, they were a little too sweet for my taste. Luckily, the tea flavour in the oreo milk tea wasn't drowned out and it didn't feel overly sugary! As well, the earl grey milk tea hit the spot- you can never go wrong with a classic! To top it all off, the strawberry bubble waffle with mochi was fresh, pillowy soft, and chewy!

We loved the large choice of different beverages and options and our classic milk tea with peals was really delicious

The Mango Cheesecake waffle was delicious. The drinks here are different and you have a wide variety of things you won't find elsewhere.

So good! Kind and quick service, food and drinks were AMAZING! Will definitely get again sometime

The pricing is very good relative to what you're getting. Not to mention all their very unique display of toys. You might want to avoid taking your kid here to avoid temper tantrums. Especially if you can't take all the toys home with you.

By far the best bubble tea shop in town. It beats all the fancy and big bubble tea chains. I mean, they are, after all, "The Bubble Tea Shop. "

Use to love this place back when it opened up. Now the service has gotten slower. I went for a premium bubble waffle but was given a regular one, so I had to reorder again. There were 5 employees in the back but it took 20-30mins for my second order to be prepared & I only ordered a s’mores premium waffle. My boyfriend got a drink & his cup had a cut in it & was leaking. After I received my food, we left immediately cause I wasn’t even craving it anymore…

Came here because of Hobi's birthday event and wanted to see what the vendors had as well. The atmosphere was great and the space was large enough so it didn't feel crowded. More vendors were outside which was great as well.

There was a short line around 2: 00 p.m. Which was great. Loved that there were specialized drinks and egg waffles available but wish they would have put the pricing next to it. Orders took a while to make, but understandable as there were quite a few orders in front of us. The drinks were great, the bear bottles were adorable, I loved the little freebie gifts that we got

I love their bubble teas, I like how consistent the flavors are everytime I order mine. When I am with my kids and they wanted bubble waffle, then I should prepare to wait for awhile. You just know when you are in a millenial's store when you just know bubble waffle but your kids orders comes with prefixes that you can't even imagine/comprehend on how things would taste like.then minutes and minutes of mixing passes.then cooking process zzzzzz and viola! I already finished my bubble tea.lol!

Loved my matcha supreme, shared a bubble waffle parfait and it was delicious down to the last bite. Serious craving for it right now.

Update: back today and was impressed not just with my drink and waffle but how well they treated a customer and his difficult order. They were also training new staff and were supporting her very well. Kudos to the supervisor for an excellent job.

Wow, beautiful and yummy desserts! My favorite dessert is Coffee Crunch ice cream on waffle, but I haven't tried other flavors. I will definitely come back to try all!

Best bubble tea in richmond - when they make it properly. Occasionally when you order at the wrong time, bubble tea can taste a little off, like its been mixed with a different flavor. This might be due to some staff not washing the blenders properly after each use during busy hours and thus having some residue flavor being mixed with my orders. A few times there was hair in my bubble tea but this place's tea is so good that I just overlook it. Hopefully they can train their new staff to be more careful.

This place has one of the tastiest supreme mango slush drinks I've ever had - kid you not, mango chunks in every sip. Will return for more!

My friend and I tried this place for the first time today and it was delicious, I had a jasmine green milk tea and she had a honey lemon tea and we were both loving it!

I’m sad that I ate before hand as I would have love to try the waffles, will definitely be coming back for that!

Also the lady working today was very friendly ^. ^

(May long weekend) Understaffed & prioritizing delivery apps over walk in guests. Store is full of neglected customers.

Wasn’t busy, somehow messed up my single drink order: a real fruit mango slush with pearls. It came without any pearls and with fake mango.

Another customer was also waiting on her order for a long while.

Edit: They charged me 8.24 for a real fruit mango slush and they gave me fake mango powder! Terrible place!

A bit disappointed that the Trinity waffle was not available, although it was advertised. Staff needs more training but overall quality is fantastic. Great waffle, great matcha ice cream, great Togo box.

Love their mochi waffles. I had a huge order on a Wednesday night and only one girl was working but she was so friendly and finished our order super quickly and efficiently. Thank you so much!

The bubble waffles are very pricey but they look nice and they're delicious. It seems like they currently only serve the bubble waffles in takeout containers and not plates even if youre dining in which doesn't look so nice picture wise if that's what you're going for.

Good experience, but for some reason they always have water dripping from their roof bubble tea is average and bubble waffles are alright, I always go back

This place has amazing bubble tea and lots of variety. I would recommend a bubble milk or yakult drink. It is about average priced. Bubble waffles are okay too but expensive.

Hour long wait for pre-ordered drinks.

Called to place an order and was told it would be 15-20 mins. Got there half hour later and my order was lost and had to be reordered.

Told to wait 10 mins because they had a long line-up of 10+ people inside their small little store (what’s the point of ordering in advance for pick up to avoid unnecessary contact?) Waited another 20+ minutes for my drinks and finally got them.

How disappointing.

Me and my family come here at least once a week and our experiences are always different some good some REALLY BAD. Like today. We wanted a mango coconut bubble milk and was told you can't mix flavors even though yesterday and other times and we got it. Very disappointed.

The milk tea is not bad but the service is horrible. No greetings and made wrong drink without sorry.

The fruit teas are fairly priced for the amount that you get. However, the pearls aren’t really that great; they taste like they been sitting for a long time. They weren’t chewy; they were hard and all clumped together. The cashier didn’t ask how sweet I wanted my drink, just assumed that I wanted the full sweetness.

Great variety of items, but when I went there was an unsettling amount of BTS pictures as decor. It was Unnecessary and very creepy. Won’t be returning until they remove all the photos

This was my first time coming here and will be the last. The bubble tea size here is tiny, the pearls are hard (so they are old) and the customer service is non existent. The cashier who took the order was curt and non friendly. The taste of the bubble tea I ordered was powder flavoured. Yet one bubble tea was $5. A total rip off, I don't recommend.

Their bubble teas are very artificially sweet, maybe a bit too sweet.also had a situation where there was a hair in my drink

I've heard of this place for a while. Finally got the chance to check it out. Had the thai red milk tea. Pearls were good, but the sweetness tasted really artificial. Was kind of disappointed.

Good bubble teas and great egg waffles! The waffle with mochi was so good that I almost ordered another one to take home. Because of the line, I thought it would take a while for the waffle to be made but took only less than 10 min.

One of my favourite bubble tea places in metro vancouver. Their bubble tea is almost like a dessert though.

Ordered the Cookies and Cream and Trinity Waffle. Gave a 20% tip because this spot use to be one of my faves. Monday night, we were the only ones in the restaurant. Those two waffles took 45 minutes to come out. The new girl was making it, tasted horrible. No one wanted to help her even though she was asking for help. The asian girl with blonde hair was rude to her and just put the whole mood of the place down. Our waffles were stale, random toppings on our waffles. Why does a Cookies and Cream waffle have green tea in it. Trinity waffle was just a plain waffle with three scoops of ice cream. Nothing on it unlike the picture. Would not be coming back.

My friends and I really had a great experience here. The drinks were delicious and the person that served us did a great job.

I got the Oolong milk tea with mango pudding, so good! I don’t get these people who say it’s pricey, i tried more expensive ones with really bad taste.

Pretty good bubble tea and very good sundae thing they had (except the cheap corn flakes at the bottom) everything else is amazing, would come back again.

These 2 orders tasted like a regular bubble tea but way too expensive. I liked the taro better than the mango. The place is neat, the color of the chairs make the room look brighter and complement the drinks.

Absolute trash, but you can be the judge!

Me: So do you have anything with yukult?
Cashier: Yeah we have them infused, like with mango, peach.
Me: Peach sounds good.
Cashier: The peach comes in black or green tea.
Me: I will get black tea with pearls.
-Drink comes out and it’s plain peach black tea NO yukult-
Me: Sorry this doesn’t have any yukult like I ordered.
Cashier: You didn’t order anything with yukult.

Also, employees don’t know what’s on their menu. Bubble tea is too pricey for what you get.

Super tasty bubble waffles. Always keep adding new items to the menu. Good options for bubble tea and hot drinks. My favorite is the nuttela hot chocolate.

This place probably gets a lot of business due to location. Probably one of the lower end for quality of drinks. Lots of options in Richmond. Don't add this to the list.
