The milk tea guy's service is terrible. He pretends not to speak Chinese and is arrogant, but he can actually understand it. I don't know who gave him this bad habit. It makes customers feel uncomfortable spending money, and I won't go there again.

Asked for LESS ice and ended up getting 70% ice and 30% drinks they’re doing a weekly special thing it’s literally a scam they just add more ice to ur drink to make it look full it’s not very cute of u xing fu tang

Xing fu tang is the best! I got the brown sugar milk tea and it was super tasty! The boba is still warm when you get your drink making it the perfect chewy texture! The tea is also very tasty and not too sweet! Service is nice and fast.

Brown sugar Pearl milk was really bad compared to before, I wonder if the recipe was changed.

Scammers. It’s a buy one get one free promo and we only got one drink for full price because we didn’t put two drinks in the ubereat app. Never have to actually add two drinks ever. We always only have to add it once. Never ordering from here again.

I had experienced a bad service. I ordered cups of Signature Brown Sugar Fresh Milk bubble tea on this noon, the lady server who wear the glasses never smiled, she didn't let me finish what‘s the order and asking me how many ice you want, she had an unpleasant attitude who I ever see in this shop, The other staff was nice.

I had the pleasure of trying Xing Fu Tang Bubble Tea recently, and I absolutely loved it! Their Brown Sugar Pearl Milk Tea is definitely one of the best bubble teas I've ever had. It's creamy, sweet, and the perfect balance of tea and milk. The pearls are so chewy and perfect and the brown sugar adds a great depth of flavor that really brings the drink together. I'm so glad I discovered Xing Fu Tang and I can't wait to try more of their drinks! Highly recommended!

Favorite bubble tea place! They have warm, hand-made tapioca bubbles with their thick creamy milk. Their fruity slushes and drinks are excellent as well. But if it's your first time, try the flagship brown-suggar milk tea. It's to die for.

Ugh I always get a drink here when I shop at T&T and every time I forget that it’s not good. The pearls are weird artificially tasting and they don’t allow for sugar adjustments so everything is overly sweet and weird tasting. Paper straw so it doesn’t poke through the plastic seal properly and spilled everywhere. The two gals working were staring at their phones the entire time and completely ignored the growing line before someone had to say something to get their attention.

The Bubble Tea Latte warms me up on a cool snowy day like this. I ordered hot earl grey tea with no sugar added. I feel warm and energized. What a wonderful day!

Although there is no extra sugar added, the pearl bubbles have been cooked through with brown sugar, adding just the right amount of sweetness and aroma to the overall taste of the milk tea. The bubbles have an amazing chewy texture. I highly recommend Bubble Tea Latte.

We ordered the earl grey milk tea and herbal grass jelly fresh milk with boba. The boba was chewy and I loved the mild sweetness of the fresh milk and the nostalgic flavor of the herbal grass jelly. Delicious!

The staffs are super friendly and services are good. I have been to Xinfutang Lansdowne for many times and they never let me down.

I like the drinks here, especially the brown sugar pearl milk and coconut coffee. The staffs here are very friendly too. Great services. Definitely I will go back again.

The drinks here is fantastic. The quality of the drinks from this store is way better than other Xing fu tang that i have ever tried. This store has a long line for most of the time. Just passed by today. Although the line is long as usual, the customer service is too good. Especially the girl with glasses, she is so nice even the store is busy. She takes care of every customer regarding to the paper straw problem.

Grapefruit yogurt green tea is one of my favorite because it’s made with one whole fresh grapefruit juice, so refreshing! Always get the large size!

I love their strawberry bobo milk with fresh strawberries inside. And they are doing a promotion. Will certainly get a few more of this drink this week.

Hands down the best brown sugar milk tea I've ever had. It was so good, we came back the next day for round two. The hand rolled boba's got a perfect chew, and pairs so well with the milk tea. I wish they offered sugar adjustments, but heck, it's worth it.

Drinks are up to standard. Affordable prices and services is exceptional! Will come back again for sure!

The staff at Xing Fu Tang were very nice and friendly. I loved the signature drink and I would go there again. Definitely recommend to go.

I was at Xing Fu Tang around 2pm, the staff with glasses, and short her attitude was so bad, no smile to call the number and pass the drinks to the customers.busy is not an excuse to do bad customer service, please to be professional.

I was really excited when I heard there is a Xing Fu Tang in Vancouver. Unfortunately, I have to say that the Brown Sugar Boba with Fresh Milk, is absolutely trash. Not even exaggerating; it's actually that bad. The milk is lacking flavour, with little to no creaminess. The boba retains the brown sugar taste, and is pretty good, but the milk completely throws the taste off. It's just not the quality Xing Fu Tang should be offering.

However, the most disappointing thing about this experience was the price. I paid around $7 for this drink; to make it worse, it's not a good drink. I would only be willing to pay this price for a drink that is actually pretty decent. Not to mention there was a long line up and a wait time of over 10 minutes. Because the drink is priced this high, the best I can give is 2 stars. I am, overall, really disappointed.

Brown sugar bubble tea hype is overrated. A little more expensive than typical Vancouver bbt but a lot smaller. Worth a try for the novelty but probably won’t be a regular

Definitely 5 stars for black sugar milk with pearls. Would recommend this to friends and will definitely order again.

Strawberry pearls simply look nice but flavor and texture are very poor. Most tapioca pearls give off a mild to medium sweet taste with an otherwise neutral flavor that does not compete with the rest of the drink. However, strawberry pearls have a highly artificial flavor and either weren't fresh or were undercooked.

Service was very kind despite how overwhelmingly busy they were.

Long line ups usually but you can get no line ups at off times. Good flavour and no aftertaste. You cant control the sugar content in the drink so it is a lot sweeter. The tapioca balls are softer than most places which makes it easier to chew. They also make them in brown sugar at the storefront. This place is located inside the t&t. Approx $7 for each one.

OMG, their brown sugar pearl milk was sooooooooooo good, fresh brown sugar pearls with the fresh milk-yum ~~~~~~~ But little bit pricy tho
