Yi Fang, welcome to the Brentwood area! This being the very first modern BB-Tea finally arriving within the neighborhood.

Just like any Yi Fang, it has the Brown Sugar bubble milk tea. And their special fruit teas. This location though is mainly just a order & pick up due to their lack of seating area with only like 3 little tables. But at the same time, this location has tons of parks surrounded in the area. There is a small little park on the left (when leaving the establishment), and a park down the block across the street.

Of all the Bubble Teas, I actually choose Yi Fang over the rest of the AMOUNT of choices we have. I mainly like Yi Fang for their fruit teas, and nothing else usually. Their pineapple bits are what I crave for at the bottom of each cup. And on top of that, you have to ask for a fork to eat with for the cup.

Fantastic tapioca pearls here, and great all-day “happy hour” drink specials! Milk tea with coconut jelly and brown sugar pearls is a classic drink that is conveniently always on special.

This is the BEST Xing Fu Tang in Vancouver! Staff are super nice always and they have the best bubbles! This is my most favourite place to hang out!

I did order the drink with Uber. But I called them to not to make drinks but you complete it. So I can't change the menu. And just paid: (and did not get the drink

This is the best bubble tea place in all of Brentwood area. The value is better than others and the quality is superior. Plus they actually have good service. The owner is really nice, he always remembers me and my order. I always get the jasmine green milk tea because it actually tastes like fresh jasmine and not just sugar. I used to go to Yi Fang which is actually a closer walk for me but now I'll go farther for the better bubble tea and service.

A well-known Taiwanese bubble tea brand, I was very excited when they finally made its way to Canada. I especially like their brown sugar milk tea, their pearls are made in house, and are cooked in a brown sugar syrup. The pearls are very different than other bubble tea places, they’re soft and chewy and full of brown sugar goodness.

They also top it with slightly whipped cream and give it a sprinkle of brown sugar, and a torch to caramelize them.

It’s definitely a treat when I’m near one of their stores. Service is prompt and it also takes just a few minutes before I get the bubble tea.

This location has some free street parking, and they have some tables inside before Covid, which you can sit and relax.

This peoples are rude and doesn’t respect guests.

Quiet place, never busy the times I've been there. The signature brown sugar bubble tea is my go to and now they have it in large.

Their brown sugar boba are ridiculously good! We went back multiple times and we will go again the next time we are in the area!

To be honest, we things we ordered taste not so good.the pink pearls are have this simple sugar taste to it, sweet but nothing else.
The strawberry milk has very light strawberry taste, it’s almost like drinking sugar sweetened whole milk.
The Mango smoothie is nothing special either, tasted artificial in general.

Addicted to their brown sugar pearl milk. It’s perfect. It looks heavy but it really isn’t.

Love this homemade bubble cooking right in front of you. Best bubble tea so far in my experience.

Drinks are okay, taste is meh. I find the pearls are on the mushy side which isn't my preference. Their menu is somewhat limited imo. While the taste is okay for the price (which is somewhat expensive, $6-7 for a drink), I think their drinks are very pretty looking.

A note on their drink Soda and Handmade Jelly, I find it quite quirky? It's literally a giant jelly ball in the middle of the drink. It's really hard to stab through because the ball keeps moving around. I'm not sure what the proper way to drink it is?

The best pearls I’ve ever tasted! Unique boba drinks, feels so special & authentic! I would eat these pearls with a spoon ;)

A few weeks ago I got the drink (signature brown sugar pearl milk) from the Cambie location. I was surprised how good the pearls were. They were soft and blended well with the drink to provide the sweetness. Then I got the same drink at this location but the bubbles were way harder and required quite a chew, even though the bubbles were warm just like the other location.

I have had other fruit drinks without pearls at this location before and they were good, but the first time I had pearls here and it was a let down.

Here.the happy hour menu is all day, every day which sounds like one goddam awesome day to me!
This BBT joint 幸福堂 handcrafts the Pearls which is pretty rad. My friend had the strawberry Pearls which were pretty yummy, but more for texture and lacking of actually tasting like strawberry. I do like how they offer quite a wide range of topping options compared to most BBT joints. The green tea Jelly was super yum and a solid choice.
Unfortunately they were out of Buckwheat at the time (although this I'd an awesome non-dairy alternative), otherwise I would have tried fresh Taro Milk with buckwheat milk instead. The regular pre-made mixes already contain specific levels if sugar so you don't ask for a percentage, only ice which I am not really keen on as you can't control the amount of sugar your having and my Taro Milk Tea was extremely sweet (albeit delicious) and a lot of the powder seemed to be stuck at the bottom and sticking to the jelly even after thorough stirring.
To add, the milk Teas are dairy-based and no alternative, I believe it's a pre-made powder mixed.
Staff were pretty rude and short tempered to be honest, but a very nice vibe and interior.loving the paper-mache style bubble tea at the entrance!
All in all, good value for money (especially happy hour), but not the best bubble tea nor the worst iv had in Vancouver and wouldn't be in a hurry to go back.
One thing I did love was the green tea Jelly and haven't been able to find this anywhere else.

Absolutely love this place. It’s close by to my work so convenient to go there once in a while. I’ve tried the brown sugar pearl drink and one other (can’t remember the name) and they were both very delicious. Staff are also friendly and professional. Clean location.

The manager and staff were friendly and helped explain how to convert my old loyalty card to the digital app.

I ordered their signature brown sugar pearl milk tea, my favorite and it was good as always. The boba were al dente and the milk tea was nicely infused with the sweet brown sugar.

There is good covid-19 protocol with dividers between the counter and the customers and everyone wearing masks

I went to ordered one hot milk tea and one cold milk tea. I had two stamps card both with nine stamps already, and I knew that some other XFT locations will give the tenth one free, but for them, they are so eager that we can only get the 11th free! Their attitude was bad too! The taste was okay, not so good! Pearls were okay!

Great brown sugar pearl boba!
This is the first time trying out their signature brown sugar drink, and it does not disappoint. I tried out a brown sugar boba from another place, but it just wasn't as good.

Great tasting bubble tea every time. The only reason I’m only giving 4 stars is that their Uber eats delivery option rarely works (it says closed when they’re not). Would be great to be able to have it consistently delivered especially during this time

Dalgona Coffee Bubble Tea was scrumptious! I was able to order from DoorDash and the drinks came very fast. When we received it, the drinks were well-packaged, minimizing the chances of a spill. A 5 star review for this establishment!

Xing Fu Tang consistently makes a great Brown Sugar Pearl Milk Tea. Pearls are soft but al dente, sweet but not sugary with a creamy not watered down flavour.

Expensive and unappealing. I tried the mango smoothie it was not even fresh mango and I didn't like the pearls. I think paying more than $7 for a bubble tea was a mistake.there are better bubble tea places which are cheaper and with more options.

It’s great to see another bubble tea place in this area. Service 5/5, drinks 5/5, value 3/5.not sure if I’m a fan of the one size cups.
