This is the worst place to eat in Vancouver.quality zero, customer service zero, even the number of servers was not enough.
They definitely served the leftovers of the previous night's meal,
The owner was rude and after we told him about the quality, he didn't regret it and said that everything was good, when really the food lacked quality and tasted bad. The taste of the food was awful and could not be eaten at all.
I do not recommend wasting your money in this restaurant.

From the moment I walked through the door, I felt like a valued guest. The owner's warm welcome and genuine enthusiasm for making my dining experience memorable were evident from the start. They took the time to engage in a conversation, understand my preferences, and offer recommendations from the menu, all while ensuring a relaxed and welcoming atmosphere.

The best kebob I've ever had in Vancouver. I've tried Chicken kebob and Koobideh several times, and each time they got better and better. Highly recommended!

We went to this restaurant and our rice has a bad smell and also the meat of our kebab had a very bad taste low quality…. Don’t put your money to the garbage

I ordered three koobideh meals and one lamb shank meal for takeout tonight, and I paid $72 for the meals plus a 15% tip, which is $10.80. I was surprised when I opened the meals as they were very small in size, and there were no napkins, spoons, or any side dishes included. The food also had too spices. So, I gave it a one-star rating and I won't be buying from this restaurant again.

The food quality dropped recently. I wish they could bring back the food's taste and quality to the late 2022.

I ordered Vaziri kabob and koobideh kabobs for take out tonight. Kabobs were salty, dry and burned.
It was impossible to eat them. We threw them out. I called and complained. The front desk girl said sorry we were busy today!
One star is too much for this restaurant. Do not spend your money and time for this restaurant.

It’s a lovely Persian cuisine with a good quality of food and delicious enough to go often.

We ordered Caesar salad as well other items and the salad had an alive bug moving around and we were disgusted. The food was like dry sort of. Didn't have a feel to it.

Showed up, the front desk said there was no order for us. We turned around and went to another restaurant. I checked and saw that my card is charged. I went back and the front desk said your order is being prepared! I went back and finished up our lunch and came back to at least pick up the food we have paid for, where she told us they have given our food away! I was like, why! She snapped at me saying: do you want this or not!

Ordered for pick up and paid extra $2 to add eggplant to my order. I put a note on my order and asked to do not substitute eggplant with fries. I want both fries and eggplant. (I don’t understand why when I’m paying more, you substitute ingredients).
When I was picking up my food, i asked them if they read my note and they said “no, we don’t think so”. And they didn’t bother to give fries and I was given attitude as if I’m asking for something extra, while i’m paying for the food and I expect the order to be right!
Also the rice smells horrible and it is not hot!

My first time in this restaurant, great view sitting outside. The food was so delicious. We ordered sultani and salmon. The food was so good. One of the Persian food that I tried in Vancouver. The Persian ice cream was the good dessert to finish the wonderful meal. The servers were wonderful. Highly recommend the restaurant

This restaurant is awesome. I tried different Persian restaurants in Vancouver but Zeitoon is the best, not only food quality, but costumer services. Fairly large portion that is enough for two and very delicious.when I tried for the second time, Melika behaved very nice and friendly. I am pretty sure the manager is great too.
I highly recommend this place to dine in.

First time experiencing Zeitoon restaurant, service and food wasn't bad but me personally like to feel the restaurant like home which wasn't at Zeitoon!

To be short, OMG. As a Persian who loves Iranian dishes, Zeytoon has a great quality and taste. We asked for Tahdig which you should’ve try definitely, and they brought this with Gheymeh Stew. Also the Koobideh had the best quality. Our experience was fantastic, friendly staff and high respect from the owner, Mahrad. Definitely will come back. Zeytoon deserves 5/5

Ordered delivery through their online system and it was delivered quite quickly and perfectly accurate. Really like the lamb chops.

First of all my review is based on my visit to this restaurant 2 years ago. God knows why I forgot about it. But I will do best to recall my experience.

Do you see the presentation of food? Too good to not try. Usually lamb shank has gravy in it but for some reason they served it on the side but the taste was great. Salad and picked reddish added those extra flavours. Vegetarian platter also have tons of grilled veggies and eggplant side dish served with rice.

Persian tea is also served with unique sugar stick that I later bought from a Persian grocery store. Very appropriate amount of sugar can be added with it. Just stir it to ur taste.
